Urban dynamism creating value for the territory
This new, lively and attractive district is the result of consultation between the city of Cergy, Cergy-Pontoise Aménagement, the Cergy-Pontoise Urban Community and SOGEPROM.
Formerly composed of an office building and an outdoor car park with 562 spaces, the urban project retained the tertiary building by offering additional programming and thus upgraded the existing site.
Just a three-minute walk from the Équinoxe & Zénith residences is the CERGY Saint-Christophe RER station, making Paris accessible in less than 45 minutes. The shops, the market, and the Les 3 Fontaines shopping center located nearby make life easier for residents and users.
The real estate program, resembling a pergola and favoring the use of alternative materials such as wood, reveals itself to be a large-scale mixed urban project: 381 family housing units created within the Équinoxe & Zénith residences (including 87 intermediate housing units purchased by IN' LI), a student residence with 113 apartments for the School of Industrial Biology, a 3.765 m² office building (which has housed teams of SG customer service advisors since January 2024, as well as teams from the ARS), a medical office and a municipal crèche with 41 cots.

The Équinoxe residence was delivered in March 2023, Zénith will be delivered from February 2024. 2021 Silver Pyramids Urban Mix Award, Équinoxe & Zénith participate in the creation of value for the territory by transforming a tertiary site into a a real living area for current and future residents.
Spread over 7 buildings, the program also includes the construction of a new road, which separates the existing tertiary building from the new construction and which will be handed over to the town of Cergy.
A wooden silo car park with 267 spaces on the ground floor has also been created. It was carried out mainly off-site in collaboration with Arbonis (Vinci Construction group) and was delivered in March 2 to Novaxia.

An actor committed to a quality lifestyle
The apartments have been designed to ensure maximum comfort, whatever their surface area. Most of them have a balcony, terrace or private garden which overlooks the landscaped areas of the residence. The Équinoxe & Zénith real estate complex is characterized by comfortable, functional and bright interiors.
As part of the Ministerial Charter “1 building, 1 work” of which SOGEPROM is a signatory, a work of art was installed at the heart of the block of this project. These are two metal structures, created by the artist Caroline Corbasson, with the theme of astronomy, thus remaining within the themes of time and the stars.
The environment at the heart of all concerns
In line with the promoter's 3B Pact (Low Carbon, Biodiversity and Well-being), particular attention was paid to biodiversity to respond to environmental challenges. Biodiversity is thus an integral part of the project and takes place at the heart of a landscaped island. In order to contribute to the well-being of residents, the residence is designed to combat the effects of urban heat, in particular thanks to the landscaped space composed of a grassy valley, an avenue of fruit trees and a large grove of freshness composed of three plant layers. This design reduces the temperature felt within a radius of 2 meters by 200°C.
Powering electric bike charging stations with photovoltaic panels or even installing bird nesting boxes also meet environmental challenges.
