This project will accommodate 60.000 m² SDP of housing, shops, services, administrative and associative premises and technical spaces * intended for MedTech startups in the district of the Ecole Polytechnique, in Palaiseau. Architectures Anne Démians will be in charge of carrying out a technical program called "Carré Central" of 10.000 m², allowing total office / laboratory reversibility on behalf of BioLabs.

The main building principles of the “Carré Central”
Particular attention has been paid to the aesthetics, environmental identity and energy management of the project.
The north-west corner of the site marks the main access to the building, which revolves around a central core. The radial distribution balances the separation into two wings that can be converted into offices and reversible laboratories. The largely glazed ground floor offers visual openings towards the garden in the heart of the island. The building consists of offices, laboratories, a restaurant, kitchens, parking spaces for cars and bicycles.
A constructive principle that can be read from the front
For Anne Démians “The prefabrication is its alphabet, the frame its punctuation”.
The exoskeleton is made up of a superposition of T-posts and beams. The slab is connected to the spandrel which rests on the corbel of the posts. The facade is characterized by the strong presence of the pre-cast low carbon concrete exoskeleton tinted in the mass. A finer frame of windows slips into the background and doubles up on the floors.
Call for prefabrication and reuse
The assembly is similar to a construction game, the implementation of which in a dry process guarantees rapid, clean and silent construction. The offices and technical spaces, allowing the reception of laboratories and heavy loads will notably use reuse floors.

Attention to the light
The exterior blinds are arranged in the extension of the spandrels which read like transoms. The window lintels are minimized while their wide clear concrete ledges direct the light deep into the office spaces. The presence of spandrels offers optimized lighting and allows reversibility in laboratories.
A new district in Palaiseau within the Paris-Saclay cluster
The "Carré Central" is located in the district of the Ecole Polytechnique, a 5-minute walk from the future station of line 18 of Palaiseau. The group of operators is associated with six architects (Baumschlager Eberle (Coordinator) / Martin Duplantier / Nunc / Anne Demians / Hardel Le Bihan / Barrault Pressaco) and two landscapers (D'ici là and Base) to realize:
- 43.000 m² SDP of family housing
- 16.000 m² SDP of offices, laboratories and technical spaces
- 2.700 m² SDP of shops and local services
- 600 m² SDP of municipal premises for the city of Palaiseau
The entire program must be delivered by the end of 2026, with deliveries starting in 2024/2025 for the first part.
