“The residents tell us that they are already seeing the change, that they are feeling new comfort, not to mention the pleasure of witnessing the metamorphosis of their building. For them, that's it, it's concrete! These words from Pascale Reimon, the manager for Nexity of the Résidence Chateaubriand in Dijon, sum up the work in progress. To measure the progress of the work launched last February, Rénovéco Dijon-Métropole and the Côte-d'Or Chamber of Trades and Crafts organized a visit for professionals in the sector at the end of October.
The first facade is finished, the change is amazing!
"The objective of this meeting at the foot of the building is to illustrate the action taken within this condominium whose global renovation project is the first of such scope for Dijon Métropole," said Sarah Magnière, representative of the Rénovéco platform. The 2 essential ingredients for the process to materialize were the willingness of the co-owners to move forward and the support of a committed trustee. Then the Gustave project management team was able to put together an adapted renovation plan. The assembly noted that after 9 months of work, the site is indeed well advanced. If the companies are still at work, the main facade is almost finished and the scaffolding dismantled, revealing the total makeover. New roof, new windows, new roller shutters, renovation of the interior and exterior common areas ... but above all new aesthetic and insulating coat: at a glance the change is stunning.
The mix of Myral finishes gives a real identity to the structure
This long 6-storey building, which until then had a uniform bar appearance, regains character and a real identity. An identity that gives it the marriage of the finishes of the Myral façade coating solution. On the lower part, the prime contractor chose a shade of whites from the pure matt range which lightens and gives a sophisticated effect to the whole, while for the 3 upper floors the use of standing joint effect in Zinc Patina and Alunatur finishes, coupled with Mirror Polished parts, breaks the uniformity, energizes the facade and offers it a new modernity. Finally on the 2 pinions, a Myral and EMI mix is being implemented. “It is certain that the rendering is magnificent, enthusiastic judge François-Xavier Delerce, responsible for AD'équation, as well as Thierry Roughol responsible for Gustave® development. Our priority was obviously to heat treat this condominium but we also wanted to make things beautiful. It is not for nothing if the project was voted in general assembly by 70% of the co-owners! "
"Great encounters with local companies"
Here too, the project manager wants to be confident. “Everything is going very well, not surprisingly. It must be said that technically we have done a lot of work upstream accompanied by all the actors of the project who have been on board from the start (16 companies in total). These are great meetings with local companies. Thanks to their involvement, the simplicity of the relationship and the technical solutions they provide, we will respect the deadlines given to residents to the nearest week. François-Xavier Delerce has not changed his mind on Myral, on the contrary! “It is definitely an extraordinary product. These cladding panels are perfectly suited to renovating condominiums and in particular to the presence of asbestos. The implementation is very fast and contributes to the comfort of the inhabitants. And what also makes the difference is the technical competence of the Marie-Pierre Brosse sales representative and the design office which enabled us to respond to the constraints of the project. The promised thermal performance will therefore be there. “By treating the envelope on its 6 sides and taking care of the ventilation we will arrive at 60% energy savings in the dwellings and reach the BBC Renovation level. "
Comfort, health, environment, recovery: the arguments with the co-owners ...
For Rénovéco, this exemplary overall renovation must serve as a detonator because with 4.500 condominiums, only on the Dijon territory, the site is huge and the market attractive for companies wishing to support the process… provided that in GA the co-owners vote to carry out the works. "Our role is to provide information and the right answers to co-owners, trustees and professionals in order to initiate momentum," explains Sarah Magnière. Today the arguments that resonate with individuals are the gain in comfort, health with apartments with healthier air, respect for the environment or the valuation of housing on the real estate market. The economic aspect is obviously central, but you should know that we can always find help for homes that need to be supported! The residents of Résidence Chateaubriand can testify, they who have benefited from several aid and subsidy schemes from local authorities. Everyone is now waiting for December 20, the date announced for the end of the project…
