The first wooden student residence on the Paris-Saclay Urban Campus, it will be designed on the model of the “hacker houses” designed by Seed Up.
After a consultation launched in August 2018, EPA Paris-Saclay selected the consortium * led by Demathieu Bard Immobilier (DBI) for the realization a program of 122 private accommodation, i.e. 233 beds, for students of 5 m² Built Floor Area (lot S1.2). Located to the south of the ZAC in the Ecole Polytechnique district, in Palaiseau, near the Telecom Paris and Telecom Sud Paris schools in particular, this residence will be delivered in September 2022. After the selection of a project management group led by the architectural firm Atelier WOA, EPA Paris-Saclay and Demathieu Bard Immobilier signed a synallagmatic promise of sale at the end of 2019. E, EPA Paris-Saclay and Demathieu Bard Immobilier signed, in November 2020, an authentic deed of sale allowing the launch of the site.
A student residence designed on the model of "hacker houses"
This student residence will offer an innovative management program combining “classic” student accommodation and a program for “hackers”. The residence will be managed by Global Exploitation and will integrate around 40 beds for Seed Up, manager for the "Hacker house" part.
Students staying in this residence will thus be able to express the wish to be integrated into a shared accommodation managed by Seed Up. The latter will carry out missions commissioned by businesses and key accounts in the region (computer coding, research, etc.). In return, students who are members of this program will benefit from a reduction, or even completely free of charge, in their rent and may even receive remuneration.
Within the premises, the residence will offer so-called "hackers" spaces in which Seed Up students will have access to cutting-edge equipment such as a music studio, a fablab, a reprography space or a mechanical workshop.
The residence will offer all students living there a wide variety of housing types so as to respond to the diversity of student profiles. Thus, 12 typologies will be offered, ranging from T1 to T7. Common areas open to all residents will be offered on the ground floor of the building: relaxation area, shared kitchen, workspace, gym.
A low-carbon building that is exemplary in environmental terms
The project designed by Atelier WOA, in accordance with the specifications set by EPA Paris-Saclay, will respect high environmental ambitions.
The building will be designed as a predominantly wooden structure (only the cores and the building's infrastructure will be concrete) with wooden frame facades. So, nearly 80% of the building's structure will be in wood and bio-based materials.
This is in line with the involvement of EPA Paris-Saclay in the Pacte Bois Biosourcés signed on November 5, by which the EPA undertakes to achieve 40% of the Floor Area of its wood and biobased constructions. with an objective of using 30% of wood from France and 100% of the wood used sustainably managed (FSC or PEFC certified or equivalent).
The project, in the long term, will be certified NF Habitat HQE level "Excellent", will obtain the label BBCA and Biosourcé level 2 and will be labeled E + C- at level E3C2. As such, it will be the first Urban Campus project to be E3C2 and BBCA certified.
* The consortium is made up of Demathieu Bard Immobilier (operator-agent), Seed Up (manager of hacker houses) and Global Exploitation (via its subsidiary SuitEtudes). The consortium is supported by Atelier WOA (Architect and project manager), Pouget Consultants (BET fluids and thermal) META Atelier Acoustique (BET acoustics) but also Sylva Conseil for wood construction and GERA'nium for the environmental dimension .
