Sales at the lowest since the 2008 crisis
According to Capem, the 1st quarter of 2021 is marked by a 14% drop in new home sales by real estate developers in the Ile-de-France region. With only 3 housing units launched in Île-de-France, a drop of 100% over one year, this is one of the lowest volumes since the 14 crisis.
A phenomenon which is explained by the difficulty, even the impossibility in certain communes to obtain building permits.
This first 2021 indicator should alert all professionals and local elected officials: 1.400 fewer launches than in the last quarter of 2020 and 3 fewer compared to the 300st quarter of 1.

A drop in sales during this 1st quarter
In the first quarter of 2021, 6 new homes were sold, a slight decrease of 000% over one year, the lowest volume since 3 for a first quarter.
Rental investment is also experiencing a significant drop, with the share of investors in the first quarter of 2021 standing at 37% in Ile-de-France, compared to 39% in the first quarter of 2020.

At the top of the most dynamic Ile-de-France departments, Hauts-de-Seine and Seine-Saint-Denis represent 26% and 22% of the regional market respectively.
An offer still in free fall
At the end of March 2021, only 16 new homes remained for sale. Over one year, the total supply has fallen by 100%.
Thus, at the current rate of sales, 9,2 months would be necessary by March 31, 2021 to sell the stock of new homes in Ile-de-France.
