The Habitat Improvement Club makes six recommendations for a successful urban renewal

Today more than ever, the values ​​of mutual aid, solidarity and shared efforts must be supported to support the end of the health crisis and the resumption of economic mechanisms in the collective interest, as defined by government recovery plans. . In this perspective, it appears that building activities can play an essential role because by nature they have the ability to associate and federate the actors of the market sectors by producing growth and promoting the quality of life of the populations.

In this sense, the Habitat Improvement Club (CAH) has been working since its creation, almost 30 years ago, with the objective of boosting and optimizing the renovation work of the existing residential park for the benefit of both its ecosystem than the inhabitants themselves.

To give substance to these founding principles, the 2nd meeting of the Club and its book “Re-enchanting our living spaces”, resulting from studies shared by the members of the Club and the business experts, materialize the contextual vision of the CAH market under two distinct but convergent and complementary angles of approach and analysis.

These two themes share the same denominator, the same will; mobilize the driving forces of the market to support its dynamics, optimize its performance and support its multiple transitions: energy, environmental, urban, demographic, digital, etc.

Its transitions characterize a civilizational evolution that has become essential to ensure the well-being and the future of Humanity in the decades to come.

Architectural, Environmental and Urban Requalification Operations: the 6 recommendations for a successful urban renewal

1 - Change mesh to revitalize neighborhood blocks

• By defining a neighborhood block as a new homogeneous and structured urban space, a true living inhabited organism.
• By qualifying and quantifying the needs for renovation and requalification of buildings located in the block in order to make the place of life more attractive and rewarding.
• By promoting the development of biodiversity, the reduction of urban sprawl and the artificialization of soils.

2 - Involve the inhabitants

• By supporting all those involved in renovation (project management / companies) in their relationship with residents and project owners.
• By validating a diagnosis shared by all, each volunteer resident expert in their living environment will thus become an expert in their neighborhood.

3 - (Re) invent governance

• By mobilizing public / private synergies and by associating developers, public services, developers, social landlords, project managers, companies, manufacturers, notaries, real estate agents, energy network concessionaires, etc.

4 - Develop new digital tools

• By setting up the QIM tool, Modeled Intelligent District, proposed by the OPERAEU approach and even beyond the digital junction of BIM (Building) and CIM (City), it will be a question of modeling all the data territorial integrating GIS (Geographic Information System).

5 - Optimize synergies

• By implementing the CQFD method (Cost, Quality, Reliability, Time) to optimize economies of scale, gain in cost, quality and time.
• By offering collaborative tools to no longer think exclusively in “silos” but by shared approach.
• By favoring the principles of the circular economy.

6 - Promote innovations

• By giving an old building performance equal to or better than that of new buildings.
• By leaving the only thermal performance to embrace all subjects: comfort, health, well-being, overall cost and carbon footprint.
• By promoting industrial creativity (off-site manufacturing process).
