The purchase of T1 and T2 on the rise in Marseille
La Cité phocéenne is one of the few large French student cities to note an increase in the purchase of T1 and T2 in 2020 despite the Covid-19 crisis. There are respectively 3138 real estate transactions for one-room apartments and 4752 transactions for two-room apartments in 2020, compared to 2612 sales of T1 and 3138 sales of T2 in 2019. The price per square meter of a Marseille apartment is 3 €.
Despite a small decrease, Paris remains the student city where there is the largest number of real estate transactions with the highest price per square meter (10.286 € for apartments). We thus recorded 11837 sales of Q2 and 9132 sales of Q1 in 2020 (against 14695 and 11457 transactions respectively in 2019).
In the first place of student cities where it is good to live *, Toulouse recorded 899 sales of T2 in 2020 (2795 in 2019) and 647 transactions on one-room apartments (1986 in 2019) and a price per square meter of 3526 € for apartments.
Second city with the highest number of students (after the capital), Lyon has 1446 real estate transactions for a T2 and 1145 for a T1 in 2020 with a price per square meter of € 5199 for apartments. As for Lille, one of the French cities welcoming the most students, there has been a slight drop in real estate transactions: 1543 two-room apartments and 1383 one-room apartments sold in 2020 compared to 1816 two-room and 1656 one-room in 2019. The price per square meter of Lille apartments amounts to € 3.530.
As for the city of Montpellier, it is experiencing a sharp drop in real estate transactions with respectively 604 properties sold, T1 and T2 combined in 2020 against 2698 in 2019 and a price per square meter of € 3.064 for apartments.
For the other student cities, there are in Bordeaux 1547 two rooms and 1165 one room purchased in 2020 (price per square meter for an apartment: 4.440 €), 1488 two rooms and 1093 one room sold in Nantes (price per square meter for a apartment: 3.691 €), 788 one-bedroom apartments and 2 one-bedroom apartments in Rennes (price per square meter for an apartment: 682 €), 1 two-room apartments and 3.882 one-room sold in Nancy (price per square meter for an apartment: 735 €) , 535 transactions for a T2.203 and 722 for a T2 in Aix-en-Provence (price per square meter for an apartment: € 810), 1 two-room apartments and 4.766 one-room apartments purchased in Angers (price per square meter for an apartment: 716 €), 530 T2.702 and 423 T2 sold in Poitiers (price per square meter for an apartment: € 491) and respectively 2 and 1.890 real estate transactions for a T410 and T423 in Grenoble (price per square meter for an apartment: € 2) .
