114 housing units, intended for rental, will thus see the light of day by September 2022 as part of a program aimed at reducing situations of isolation of the elderly thanks to numerous services and direct proximity to the city center.
On September 14, rue Henri Duparc in Mont de Marsan (40), construction began on a program designed and developed by ID&AL group, with the help of Atelier SCHWEITZER Architects. This project consists of the construction of a service residence for the so-called “senior” populations.
This intermediate habitat, a real alternative between nursing home and home, is a solution for the future for the target audiences who too often find themselves isolated on the outskirts of Mont de Marsan.
The inhabitants of the 114 housing units provided for in the program will enjoy an ideal location in the heart of the city. Thus facilitated, access to shops, transport, leisure and medical devices is conducive to social ties and complementary to the multiple services of the residence ensuring protection, serenity and quality of life.
Among the services and facilities designed by ID&AL groupe: reception area, restaurant, bar, swimming pool, fitness room, relaxation room.
Responsible and pleasant architecture
The space abandoned since the departure of the old Mont de Marsan clinic has made it possible to design an ambitious program that respects its natural and calm environment. Taking into account individual houses and the neighboring Parc Jean Rameau participated in the architectural choices avoiding a continuous and monotonous volume.
It is within this framework that the building is first of all declined according to a horizontal stratification with an affirmed base which “places” it on the sloping ground, the declivity of which must be accompanied while managing the height differentials.
The current floors are treated with an alternation of loggias, open windows and windows opening onto balconies, and all the apartments benefit from an opening to the outside.
Placed in the basement, the parking lots promote green spaces and pedestrian paths on the surface as well as a bowling alley.
The choice of the NF HQE label aims to limit in the short and long terms the environmental impacts of the construction and rehabilitation operation, while ensuring future occupants healthy and comfortable living conditions.
This residence consists of 114 apartments ranging from T1 to T3 distributed as follows:
- 33 T1 of 36m² on average
- 63 T2 of 45m² on average
- 18 T3 of 65m² on average
