The latest data from Notaries published on December 11 for the year 2022 shows widening price gaps between the most energy-intensive goods and standard goods, particularly for houses. Heero, a player in energy renovation financing, reveals the French map of purchasing opportunities and supports those who want to buy this type of property and renovate them in obtaining their aid.
A price reduction of up to 22% for houses with a DPE F or G
Since the Climate and Resilience Law and the establishment of a calendar of rental bans for the most energy-intensive housing, the energy performance of a home, via its energy performance diagnosis (EPD), has a strong impact on the price of goods considered to be thermal strainers (with a DPE F or G).
Heero, which supports individuals in financing their energy renovation project, based on data from Notaries, has drawn up a map of France of the price discounts between an F or G house and a D house.
Compared to 2021, price differences have further widened. They are twice as important for houses as for apartments. There is now an average price difference of up to 22% in Aquitaine (compared to 19% in 2021) between houses considered to be thermal sieves and houses with a DPE D. The difference now reaches 21% in the Grand Est (vs. 14% in 2021), 19% in Burgundy-Franche-Comté or Hauts-de-France (vs. 12% in 2021) but “only” 12% in PACA. In Île-de-France, due to the lack of offers for old houses, the discount is only 5% in the inner suburbs and 7% in the outer suburbs.
For Romain Villain, general manager of Heero: “Unsurprisingly, the price gaps widened further in 2022 between thermal strainers and less energy-intensive goods... In a context of rising rates and the start of falling prices, the negotiation margins were greater on this type Goods. This is even more the case since the implementation of the mandatory energy audit on April 1, 2023 for the sale of houses with a DPE F or G. The work recommendations, with amounts of several thousand euros are a real negotiating leverage, with inevitably an impact on the final sale price. »
Help for renovating energy strainers
In a context of a 25% drop in borrowing capacity since 2021, buying a thermal strainer at a discounted price can be a good strategy: “With rates of more than 4%, while prices have not yet adjusted everywhere and on all goods, choosing to buy a thermal strainer can allow you to obtain more than 20% discount on the goods. This offers buyers the possibility of acquiring a larger surface area for the same budget. Certainly, a “works” budget envelope must be considered, but for this, there is aid such as MaPrimeRénov' and the CEE, with amounts which can reach several thousand euros, particularly in the case of an overall renovation..." reassures Romain Villain.
Example of “green added value” generated during the purchase and renovation of a house with a DPE F
- House of 90 m2 purchased in Périgueux, in New Aquitaine, with a DPE F.
- Family with 2 children, €60.000 of reference tax income (purple MaprimeRénov’ scale)
- Market price: €192.000
- Purchase price: €150.000, or 22% less than an equivalent house with a DPE D.
- Carrying out various renovation works with the objective of achieving a DPE C: Insulation of lost and sloping attics, insulation of walls from the inside, installation of an air/water heat pump, change of radiators, installation of a solar domestic hot water system, installation of a VMC, change of windows and shutters.
- Total amount of work: €50.252
- Total amount of aid: €11.814, or 23,50% of the amount of the work
Thanks to the completion of this work, the DPE is upgraded to C.
In the event of resale, the house will no longer suffer the 22% discount linked to the DPE F compared to a DPE D, and will even have a gain in value of 7% in value compared to class D (Source: Notaries – year 2022).
- New resale value: €205.000
- Value gain (green added value): €55.000
The work, aid deducted, having cost €38.438, the final gain is approximately €16.562.
In conclusion: buying a thermal strainer can be a profitable operation provided you choose the item and its location carefully!
For Romain Villain: “Buying a thermal strainer can be a good idea depending on the type of goods and the region, provided you take the steps to obtain aid or get support for this. At Heero, we support both individuals and landlords in obtaining subsidies but also financing out-of-pocket costs. »
On what types of good investments, and in which regions?
“The properties for which there is the most potential for return on investment during a thermal sieve purchase and renovation operation are individual houses with small surface areas, at a very reasonable price. For two reasons: the price differences according to the DPE are twice as high for houses as for apartments, with in addition a greater potential for renovation linked to the fact that the constraints are fewer than for co-owned properties. . You should favor properties located between 20 and 40 km from a large city, still close to employment areas, in regions for example such as Nouvelle-Aquitaine, Grand Est, Hauts-de-France. or Burgundy-Franche-Comté, in which the potential green added value is the best” analyzes Romain Villain.
