This inauguration takes place in the presence of its historic partners: the Banque des Territoires which invested €686 in equity and quasi-equity in “Muance Immobilier” (the structure which carried out the construction of the factory) and Plurial Novilia, subsidiary of the Action Logement group.
One more step towards greener social housing
Founded in 2020 by Lionel Morenval, the start-up Muance aims to develop a process for manufacturing social housing that is faster, less expensive and above all greener. To do this, its manager quickly identified the potential represented by modular construction. The start-up has also moved towards innovative materials such as low-carbon concrete, as well as bio-sourced insulation made from plant fibers from local biomass (within a radius of around 50 km).
The inauguration of its factory – one of the founding pillars of which is CSR, including a rainwater recovery system and the recycling of 100% of packaging – marks a major step in achieving this objective.
For Magali Debatte, Grand Est regional director of the Banque des Territoires: « We are very proud to support this exemplary operation in terms of ecological transformation. Muance offers an innovative social housing construction solution using an ecologically virtuous low-carbon concrete process and insulation based on bio-sourced and short-circuit fibers. Modular construction allows a drastic reduction in construction time. It is a particularly interesting response to the current challenges of our country both in environmental terms and in social cohesion. This project makes it possible to respond to the deficits in the supply of social housing in France, to climate and energy issues and to develop employment in a region. This is the heart of the Banque des Territoires’ missions. »
For Lionel Morenval, CEO of Muance: « We chose the Paris-Vatry Airport Activity Zone for its strategic location and its infrastructure. The quality of the support we received to carry out this project was also one of the determining elements. The daily attention of all the economic players in the region allows us to plan calmly and confidently in achieving our objectives. Which is essential when carrying out an industrial project in France. Due to its scale, our project could only see the light of day with the support of leading players and this is what the Banque des Territoires offered us. »
Plurial Novilia, fully committed to modular, low carbon and biosourced construction
Plurial Novilia, a subsidiary of the Action Logement group, was the first social landlord to commit to Muance, through a partnership agreement signed in November 2021.
The objective: to offer a sustainable and affordable housing solution, allowing social landlords to control construction times and quality, while improving the environmental footprint of manufactured housing.
This collaboration will also result in several housing operations, the first of which has just been launched in Fismes for 14 individual houses, for planned delivery in the third quarter of 2024.
For Fabien Petit, President of Plurial Novilia: « While we have deplored a notable decline in the construction of social housing in recent years, the opening of this factory marks a turning point by offering the possibility of building quality housing quickly and at a controlled cost, while respecting the environment. We are proud to support the Muance adventure and are now impatiently awaiting the delivery of the first modules. »
