Construction: Why does the resilience of construction sites depend on a revolution in total operating costs?

Margin compression, cost inflation, increased productivity demands, and tight deadlines: site managers and buyers are undergoing a silent but profound transformation. The days of evaluating equipment performance solely by its purchase price or technical specifications are over. Now, the true value of a tire or track is measured by its ability to keep machines running and ensure the profitability of operations. This marks the beginning of the era of total cost of ownership and operational resilience.

The double economic shock necessitates a paradigm shift.

The figures for 2025 and 2026 illustrate the pressure exerted on the entire sector. According to the French Building Federation (FFB), overall construction activity declined by 4% in volume in 2025, following a 6% drop in 2024. While a slight rebound is expected in 2026, cash flow remains fragile. In public works, the situation is even more dire: the volume of projects completed in the first four months of 2026 fell by 7,9% in constant euros, while new orders declined by 17,9%.

At the same time, companies must absorb a continuous rise in their production costs, fueled by tensions over energy and materials. Caught between declining volumes and rising costs, they can no longer afford to make mistakes. Every investment must be optimized, and hidden costs become a strategic issue.

In this context, the temptation to choose the lowest bidder when purchasing equipment may seem appealing. However, on a construction site, profitability depends primarily on business continuity. An unplanned downtime of a loader or mini-excavator for just 48 hours can generate a real cost of between €2.250 and €4.000, including repairs, labor costs, late penalties, and the potential rental of a replacement machine. For heavier earthmoving equipment, these costs can reach several thousand euros per day.

In other words, focusing one's purchasing policy solely on the initial acquisition cost often amounts to taking a disproportionate financial risk.

Total Cost of Ownership (TCO) is becoming the compass for fleet managers.

Faced with this reality, operators are gradually adopting a total cost of ownership (TCO) approach. This method integrates all financial flows over the equipment's life cycle: purchase price, energy consumption, maintenance, actual durability, versatility of use, and residual value at resale.

This shift in perspective fundamentally alters the concept of performance. Companies are no longer necessarily seeking the product offering maximum theoretical performance, but rather one capable of delivering consistent, predictable performance tailored to the actual needs of the worksite. Indeed, predictability is becoming a key criterion. Thanks to monitoring tools, the IoT, and the analytical capabilities integrated into modern equipment, it is now possible to anticipate replacements and schedule interventions outside of production periods, thus reducing the cost of downtime.

The versatility of equipment is also becoming increasingly important. Machines must operate on a variety of surfaces (loose soil, rock, urban asphalt) without premature wear or surface damage. Components capable of covering multiple uses increase the utilization rate of machinery and reduce the need for multiple specialized attachments.

This evolution explains the growing interest in hybrid solutions, situated between traditionally opposing approaches. The objective is not to promise greater performance in all situations, but to ensure a consistent operational outcome: machine availability, cost control, and extended equipment lifespan.

The current transformation of the construction industry is redefining the relationship between operators and component manufacturers. The traditional model of one-off transactions is gradually giving way to a partnership approach focused on creating long-term value. In a mature and particularly demanding French market, tomorrow's performance will no longer be solely technological. It will be operational, economic, and collaborative. The key players who will succeed will be those capable of guaranteeing sustainable results: increased machine availability, maintained productivity, and improved project profitability. The resilience of construction companies will now depend less on the purchase price of a component and more on its contribution to overall cost control.
