BIM, a new way to design and operate more sustainable and efficient buildings

In this sense, building design and management processes can no longer rely on isolated expertise, each working on its own and failing to provide a consolidated vision of projects.

Developers, major builders, social landlords, but also the State and real estate asset managers must therefore integrate these new dimensions and position the subject of BIM at the center of their various operations.

BIM: A strategic work process

First, it's important to remember that BIM isn't a 3D modeling tool, but a collaborative work process structured around data. It allows for the creation of geometric representations by integrating data. Today, we're talking about 7D modeling: geometry, planning, cost, energy and environmental performance, and maintenance. All this data is integrated into a digital framework shared by the various stakeholders in the project (from construction to operation).

From then on, architects, engineers, site managers, developers, material suppliers, maintenance teams, etc., will have a truly shared framework for understanding and executing their missions flawlessly. This makes it possible to give real meaning to collaborative work while simultaneously improving performance, adhering to industry standards, and measuring a genuine ROI for construction projects.

Coordinating and leading a BIM approach: the strategic role of the BIM Manager

As we have seen, BIM is a new approach that cannot be improvised. It is in this context that the role of BIM Manager is now highly sought after by professionals in the sector. At the heart of the project, they are responsible for coordinating operations, serving as an interface between different trades, supporting them, and training teams on the specificities of BIM. Beyond working with the major trades, they are also a key partner for emerging digital building professions, such as Smart Building teams.

It is therefore essential to structure a suitable training program, capable of anticipating skills needs and preparing future professionals for these new working methods and new professions. Training BIM Managers is a crucial prerequisite in the short term and a guarantee of quickly finding employment in an exciting sector. Construction professionals will then be able to rely on employees with the essential professional and technological knowledge necessary for the successful completion of their tasks.

Thanks to the rise of BIM and BIM Managers, the construction industry will be able to successfully complete its revolution, enter a new era, and benefit from an efficient work process. Furthermore, a building's lifecycle no longer ends with its delivery. With BIM, it can be monitored, analyzed, and optimized throughout its entire lifespan. This is referred to as a "digital twin": a digital version of the building that allows for anticipating energy consumption, improving maintenance, and extending its lifespan.

Ultimately, this will allow us to effectively design and manage the entire lifecycle of tomorrow's buildings and to place operational excellence at the heart of projects.
