The Wild West of vacation rentals is coming to an end. And not all players will emerge unscathed from this exposure.

A regulatory revolution that went… almost unnoticed

Adopted in April 2024, European Regulation 2024/1028 imposes total transparency on platforms and hosting providers from 2026:

• Registration of each dwelling is mandatory;
• Verifiable unique number;
• Automatic transmission of data to the authorities (identity of the lessor, address, number of nights, income);
• Penalties for non-compliance.

This text will standardize a market fragmented across 27 different legislations.

It will primarily allow states to see, for the first time, who is leasing what, when, and how much they are earning.

For the platforms, this is a structural change.

For hosting providers, it's a test of maturity.

A market that must finally compete on a level playing field.

For more than ten years, tourist rentals have operated in a grey area.

Some advertisements escaped any declaration, hundreds of thousands of dwellings were impossible to trace, and landlords operated in a tolerated semi-illegal state.

Result:

• Unfair competition with professional hosting providers;
• Growing tensions with local communities;
• Opaque revenues that are difficult to control.

This model is collapsing.

And paradoxically, this is good news for serious players in the sector.

A historic opportunity for professional hosting providers

The new regulations create a clearer, healthier, and more favorable playing field for those who have invested in quality, compliance, and transparency.

For professionals, this is an opportunity to:

• Consolidate a sustainable and auditable model;
• Reassure partners (local authorities, platforms, institutions);
• Promote a qualified and sustainable offering;
• To differentiate themselves from amateur actors who will have neither the tools nor the rigor to keep up.

Europe puts an end to the grey areas.

Hosting providers in the trust economy will be able to differentiate themselves.

But the price will be severe.

This transition will not be painless:

• Increased administrative burden (registration, compliance, data tracking);
• Need for professional tools (management, reporting, automation);
• Mandatory skills development for isolated homeowners;
• Real risk of market exit for non-compliant players.

2026 will no longer leave room for improvisation.

The platforms will demand from the hosting providers what the law requires of them: accurate, traceable, verifiable information.

Quality and compliance will become the new criteria for visibility.

2026: The end of the shadow economy

Far from being a threat, this forced transparency can become a lever for growth.

It protects the market, restores confidence in the regions, and allows professional accommodation providers to stand out from the crowd.

Because the real question is not: "Will tourist rentals survive?"

Her question is: "Who will survive the end of opacity?"

Those who anticipate today will have a decisive competitive advantage.

Others will discover too late that in 2026, tourist rentals will not only be more regulated, they will be more mature, more demanding, and definitely more transparent.
