Batinfo: Can you introduce us to Deltamod?
James Moutaouahdia: Deltamod was created in 2013 with an activity of modular building refurbishment second-hand and sale of modular building in France.
We buy buildings doomed to destruction to give them a second life. We can say that we do tailor-made with second-hand goods. This allows us to give a second life to modular buildings and avoid the destruction of between 30 and 40.000m² of buildings per year.
Deltamod is also the transfer of modular buildings. We occupy ourselves to dismantle the building and its transfer, with or without refurbishment to the new RE2020 standards, to its new site of use.
We also do modular building renovation. If your building requires repairs or renovations, rather than temporarily not being able to use it, we offer on-site renovation.
Finally, we have just launched a brand new service around maintenance of the modular fleet. We have dedicated complete teams to maintain buildings through preventive, corrective and progressive maintenance. Having your building maintained allows it to last over time and increases its value in the event of resale.

In 2021 we joined the GSCM Group (Solfab Constructions Modulaires Group), second player in the modular construction market in France
Our main clients are communities, industries and tertiary companies with uses such as offices, classrooms, nurseries, canteens, clubhouses for sports clubs or sports locker rooms with toilets and training areas. storage.
We are proud of our team of 32 people and the skills we have with them to meet this flexibility of reconditioning modular buildings. We surround ourselves with several trades to improve our way of working on a daily basis and to provide new solutions to our reconditioning.
Batinfo: What is your CSR policy?
James Moutaouahdia: We are in a pure circular economy approach, giving a second life to modular buildings. If a group like GSCM was interested in Deltamod, it is in particular for our CSR commitments.
For example, our low-carbon factory coupled with our building reuse approach allows us to position ourselves as a major player in reuse in France.
Today, our new factory built in 2021 is a major asset in our development at the national level.
Located north of Nantes, in Nort-sur-Erdre (44), we have 3.000 m² of workshop dedicated to reconditioning and a storage park of 30.000 m² of old modular units to meet demand.
Batinfo: What are your latest news?
James Moutaouahdia: We have seen a rise in reuse and the circular economy in France. Today, communities are required when making an acquisition to have and purchase at least 20% of buildings from the reuse sector. As Gabriel Attal recently mentioned, off-site construction is an excellent response to the building crisis in France, due to its speed, agility, performance and above all the possibility of reuse. Deltamod quickly brings buildings back to life.
Indeed, as we reuse buildings, we have a modular fleet available which responds to any emergency request.
For example, during the earthquake in the town of La Laigne in Charente-Maritime in June 2023, we responded in record time to provide temporary buildings to ensure that school could resume there as quickly as possible.
When RE2020 was released, we were already relatively low-carbon due to our reuse activity but we were asked to be as efficient as a new building fresh from the factory. The new regulations temporarily worried us in 2023 but today we have managed to innovate and we are able to apply the RE2020 standards on reconditioned buildings.
For this we respond to thermal performances which will ensure that we respond to RE2020 in terms of thermal values of the building. For this, we rely on a design office and a control office which allow us to have knowledge of the material to add to the building to be able to respond to RE2020. This addition of material is done via building encapsulation to be more efficient in terms of energy and consumption.
Our advantage since 2021 is to have integrated the GSCM Group because it allows us to benefit from their R&D services in addition to our own design office. By merging the two, we manage to have the reconditioning technique with a new technique to respond to RE2020.
Batinfo: What are your current projects?
James Moutaouahdia: We are currently working on theAdamad in La Roche-sur-Yon (85). This building dated from 2005 and had undergone an extension in RT2012 but a modular building corresponding to the Adamad was required on another site. We have therefore dismantled the existing elements and are currently transferring them. They are also undergoing an upgrade from RT2012 to RE2020 by adding encapsulation to insulate them from the outside.
Batinfo: What is Deltamod's objective for the future?
James Moutaouahdia: Our objective is that ultimately we will be able to carry out energy renovation of all buildings in France to bring about RE2020. Our ambition is to make buildings that do not currently meet environmental standards more liveable and more welcoming.
Deltamod reconditions, transfers, offers modular maintenance and offers to buy back buildings when the user no longer needs them. The primary goal is to use the building as much as possible so as not to have to rebuild because for us a building that is 15 years old can still live for 20 to 30 years.
