This is a major restructuring operation involving a former hotel and post office with neo-Gothic architecture, located in a UNESCO heritage area. Covering an area of 20.000 m², completely renovated, an additional 2.000 m² have been dedicated to the new building.
The building has been reconfigured into 62 units for free access (Premium), 20 units for dismemberment, 18 subsidized rental units, a managed residence with 84 units for seniors (Jardin d'Arcadie), 2.400 m² of office space, a brewery and a post office.
A meticulous approach to protecting heritage
Inaugurated in 1899 and now owned by Bouygues Immobilier, the objective of the project was to rehabilitate, preserve and enhance the unique architectural heritage of the building. Highlighting the historical significance of the building, integrating the proposed redevelopment project into the city's urban landscape with a touch of modernity proved to be a key consideration.
Led by leading developer Bouygues Immobilier, the project specifications stipulated the reduction of the building's carbon impact, and the preservation of resources and raw materials, while using the principles of the circular economy to preserve existing structures as much as possible.
With a project of such scope and strict specifications to respect, Bouygues Immobilier turned to WindowMaster for the design and installation of its smoke extraction systems with control by its Moto Controller 10A and 20A type DAC boxes.
A healthier solution for a comfortable environment
WindowMaster was responsible for installing the natural smoke extraction system in the four stairwells of the building as well as in the brewery.
Thanks to MotorLink technology, which allows communication and perfect synchronization between the motors and the control boxes, the objective of providing a low-impact and efficient system for ventilating the interior could be achieved.
By tackling the HVAC system, the indoor climate could be controlled easily. By harnessing exterior air currents to ventilate indoor airflow, increased occupant comfort and improved indoor air quality could be maintained, while reducing overall energy consumption. of the building.
The project obtained “Effinergie” certification for the renovated housing and “BREEAM” certification for the new commercial buildings.
Safety first

In the event of a fire, it is essential to clear smoke quickly and avoid smoke inhalation by occupants, particularly in stairwells, which are crucial to assisting the safe evacuation of users in case of emergency.
