On this occasion, Rose-France 4nillon, Mayor of Dardilly, Jean-Charles Robin, President of the Spie Batignolles group, Patrick Zulian, Vice-President of the Spie Batignolles group, François Maillard, President of Spie Batignolles Immobilier, François Jullemier, General Manager of the construction branch of Spie Batignolles were gathered to celebrate the completion of the works and symbolically plant a lilac of India.
Integrated into the 2nd economic hub of Greater Lyon, TECHLID in the northwest of Lyon, Three Houses extends over 3 buildings, two newly created and one existing one which will be completely renovated.
For the developer and project owner of this operation, Spie batignolles immobilier, the UNANIME Architecture firm designed a low-carbon real estate complex of more than 10 m², which gives pride of place to nature and is geared towards the well-being of users. This operation aims for certifications such as BREEAM® Very Good level and achieves E000C2-. The construction of the two buildings is carried out by Spie batignolles construction régions. Spie batignolles énergie (Patricola) is carrying out the HVAC / Plumbing work.
The assembly imagined by Spie batignolles immobilier has made it possible to gain the confidence of leading investors from the BPCE Group.
Firstly, Banque Populaire Auvergne-Rhône-Alpes, which invested more than €30 million in this operation through its VALAURA investment fund and alongside the Midi Foncière 4 fund made up of banking establishments from the BPCE Group.
These investment funds are represented by Midi 2i, a management company of the BPCE group and a subsidiary of the Caisse d'Epargne Midi Pyrénées. This operation is financed by the banks of the BPCE group and in particular Banque Populaire Rhône Alpes.
This commitment by the BPCE group also underlines its roots in the regions and its attachment to their economic dynamism.

The marketing of part of the operation was managed by CBRE and OMNIUM. The performance (particularly energy) allows a very competitive total cost of occupancy.
A project that responds to environmental challenges and contributes to the decarbonization of buildings
A basic sobriety
The Three Houses operation is part of the “Rebuilding the city on the city” approach with the transformation of a tertiary wasteland and the renovation of an existing building to make it an exemplary campus.
A confirmed low-carbon strategy
Spie batignolles immobilier, committed alongside other players in the sector in boosting reuse, wanted to include this operation in this approach. In this context, the teams called on the services of the companies Made in Past, Neo-Eco to identify all the materials to be recovered, resulting from the demolition of the old demolished building.
In total, more than 22 tonnes of materials were able to be included in a reuse scheme and 8,4 tonnes of waste were sorted and sent to suitable disposal sites. The carbon emissions savings made possible by this reuse rate are similar to the total CO2 emissions produced by 115.700 km travelled by car. In addition, materials from reuse are also planned as part of the development of the 500 m² of common areas planned on the ground floor.
The construction operation involved two R+3 buildings which extend over a total floor area of approximately 8.000 m² in the form of two buildings of approximately 2 m² each.
They were made in a mixed concrete/wood structure. The teams used low-carbon concrete (70% of the entire operation), which represents a 25% reduction in carbon impact, and wood, a bio-sourced material labeled French Forests with low carbon impact for the construction of the facades.
A large place for nature
4.500 m² of gardens offer Three Houses users a green space that is both rich and pleasant, acting as an island of freshness during the hot season.
In addition to the existing trees and species, more than 50 new trees and 550 shrubs have been planted. In total, no fewer than 8.000 plants are contributing to the greening of the site.
Vegetated swales and infiltrating rainwater storage basins absorb rainwater and preserve the water cycle.
A project with high environmental performance
The operation targeted the requirements of the E2C1 and BREEAM® Very Good labels. The installation of photovoltaic panels makes it possible to achieve self-consumption of energy covering the needs of the common areas.
A tertiary campus where it is good to work
Office buildings are innovative, user-benefit oriented.

The third building of 3 m², which has been home to the headquarters of Spie batignolles construction regions for the south-east of France for several years, will undergo a major renovation operation on the façade and in its interior fittings in order to integrate harmoniously into this real estate complex which totals more than 2.440 m².

A demonstrator project of innovative technical and digital tools to guarantee quality and completion time
CAD42 connected boxes: two cranes are currently used by the teams. Their lifting hooks are equipped with a digital box integrating artificial intelligence to very precisely measure the different activities of each of them. Identified by photographic recognition, the different loads lifted feed a database, making it possible to optimize the operation of the cranes.
Kairnial, to manage the documentary and administrative monitoring of the site: the work teams used their web platform for document management, but also quality monitoring, task management and monitoring of the various visas.
Thanks to the Kairnial platform, the traceability of decisions is at the heart of construction site management.
Teamoty for the implementation of an LPS (Last Planner System) schedule: the work teams relied on the digital tool for geotemporal planning. This is part of the LEAN approach of the Spie batignolles group.
