This veritable BlaBlaCar “Village” serves as an anchor point for the company's 500 employees based in France. Produced by 6e Sens Immobilier in collaboration with Studio Vincent Eschalier, this new building was first thought of as a meeting place, where shared work spaces and living spaces mingle. SO POP SAINT-OUEN (93), presented by COVIVIO

A constantly evolving project.
With its 32.000 m² of offices and 4.000 m² of outdoor spaces, So Pop is being built, improved and grown at the pace of those who live there, integrating all spatial, social and cultural dimensions.
In the Porte de Saint-Ouen and Porte Pouchet district, this building with its many curves and large volumes, designed by LBBA architecture, has become one of the signs of a district in full revival where everything is being invented and is reinventing itself - the Docks, the 1789 space, the MOB Hotel, the General Council of Île-de-France, mobility with the arrival of line 14, etc.
With So Pop, technologies serve as essential resources. Indeed, the data produced in situ thanks to more than 1.000 intelligent sensors makes it possible to monitor the building. Its services and private surfaces evolve according to data, needs and habits. It is in an interactive exchange with the occupants that the metamorphosis is organized.
Like a museum, the large white and black wall surfaces of the hall and the gallery host various inspiring and surprising exhibitions. The Tribu seating system, specially thought out and designed for So Pop, can be modulated to form coherent and functional sets.
In terms of catering, the range is wide thanks to the different offers: restaurant, cafeteria, click & collect... In terms of atmosphere, the main restaurant, which is transformed into a work space outside lunch, is inspired by the Parisian and Audonnian markets and seduced by its friendliness. METAL 57 BOULOGNE – BILLANCOURT (92), presented by BNP PARIBAS REAL ESTATE

An office building open to the public.
"Metal 57" is first and foremost the story of the rescue, reinvention and metamorphosis of an industrial building into a service building.
Delivered in 1984, the original construction, "57 Metal", was designed to be a Renault factory workshop. It was used for modeling and foundry work before being transformed, in the early 2000s, into a reception area for major Renault communication events following the transfer of the Boulogne-Billancourt site to Saint Quentin. Then decommissioned and threatened with deterioration, the building was acquired in 2010 by an English real estate investor who decided to make a clean sweep of the past to build a tower instead...
To save this emblematic building designed by the architect Claude Vasconi, Grand Prix National d'Architecture, BNP Paribas Real Estate and the architect Dominique Perrault imagined, in agreement with the heirs of Claude Vasconi, a real estate project facing the future. while preserving its history.
The choice was made of:
- Rehabilitate 50% of the original building (including the sheds and the fortress façade)
- Integrate a new building in R+8 and rooftop
- Make the 37.000 m2 of the new complex a tertiary site:
- Proud of its past as recalled by the architecture, structure, interior volumes and several features of the decoration of the rehabilitated building
- CSR (3 certifications, 5 labels, urban agriculture, soft mobility, etc.)
- Multi-tenant (6 companies for 100% use)
- Equipped with large office floors equipped with flex-offices with 80% of collaborative spaces
- Endowed with many services gathered around a large interior street
- Open to the city and local residents (ERP 1st category)
This external porosity is one of the great originalities of "Metal 57", which is a pilot operation to open an office building to the public. This goes in the direction of a more economical city of its resources which pools its spaces and its equipment. Inhabitants of Boulogne-Billancourt as well as employees of user or neighboring companies can take the interior street which serves the building and around which many services are organized.
"Metal 57" is thus intended as a destination building for meeting, socializing, finding many services and of course working.

V.PARK COMPANS COMPANS (77), presented by VIRTUO INDUSTRIAL PROPERTY

Construction of a 15.273m² low-carbon courier service for Colis Privé.
This parcel sorting and distribution center with a surface area of 15.273 m² (including 960 m² of offices) covers 49.105 m² of land belonging to Aéroports de Paris (ADP). It was designed by the architectural firm Aeco while the project management was entrusted to CLC Ingénierie.
The double-sided courier service has a 14.200 m² sorting hall, 88 platform doors and was developed with the support of the developer ADP. Produced on behalf of Colis Privé, a specialist in B2C parcel deliveries to homes and relay points, it now illustrates Virtuo's net zero emissions approach, within the scope of the building's construction. Launched in September 2021, this pilot project has thus concentrated all the innovations and reflections of Virtuo's V.Lab, a laboratory created especially to meet the objective of carbon neutrality for the buildings developed by the company.
The V. PARK COMPANS project was born:
- A need: that of Colis Privé (the client) to have a modern and sustainable platform to ensure its growth;
- Strong expectations: that of ADP in its capacity as an eco-responsible developer who wanted to allocate the land to a promoter committed to a real environmental approach;
- A requirement: that of the Town Hall of Compans to host an exemplary building on its territory, which can serve as a reference for future developers,
- A conviction: that of Argan (in its capacity as a committed investor);
- From a desire: that of Virtuo (in its capacity as project leader) to be part of an innovative approach.
This is how a consensus was found, all the stakeholders united, around the same project and objective, in search of excellence... Virtuo accompanied its client, its investor, its partners, in being up to their expectations.
The proof is that the V.PARK COMPANS is not a building like the others. Indeed, the challenge was not to build the most imposing building, nor the tallest, but to push the cursor on the aspect of eco-responsibility and that of the search for energy savings, which are the real challenges of tomorrow. Virtuo has, through its actions, reduced the carbon impact of the project by 30% and initiated additional action to restore the environmental impact of its building. He is now aiming to obtain the BiodiverCity Label and the Breeam Excellent certification.

THE ODYSSEE LES ULIS (91), presented by SIV
A technical building, an actor in the economic renewal of the territory.
Aware of societal challenges and in particular the growing demand from scientific sectors in the Paris-Saclay area, SIV (the Mercator group's real estate investment company) acquires, at the end of 2020, the Odyssey, an office building of more than 3.300m2 on 3 levels in Les Ulis, to accommodate laboratories and scientific start-ups.
His challenge:
- Meet the very specific needs of the scientific sector, while guaranteeing energy sobriety
- Redefining spaces: laboratory, office, technical, private or shared, in order to create a collaborative, innovative and dynamic environment
- Renovate the building in less than six months for the first deliveries

As part of an environmental approach, SIV has chosen to renovate rather than destroy in order to rebuild. Its program is based on the principles of low-carbon real estate, namely maximum reuse of materials, the choice of recycled furniture and the donation of unused equipment.
L'Odyssée now hosts 4 laboratories on more than 80% of the building and plays a role in the economic renewal of the salty territory by the agglomeration of Paris Saclay. It will soon be joined by a second program on the same plot: the Iliad, developed by SIV in 2023.

Right in the heart of Paris, the rehabilitation of the former administrative city of the Seine prefecture embodies the prototype of the city of tomorrow: mixed, virtuous, desirable. This is the most ambitious site of the Call for innovative urban projects “Reinventing Paris” launched in November 2014 by the City of Paris to promoters, investors, designers around the world and won by Emerige.
Designed by a team of great French and international talents made up of David Chipperfield Architects Berlin, CALQ, Michel Desvigne and Studio Other Spaces, Ólafur Elíasson and Sebastian Behmann, the architectural work resulting from the historical heritage is today a sustainable model of the city. of the future bringing together, in a complex and innovative mesh, eleven different programs: offices, a food market, an associative nursery, a swimming pool, a spa and a fitness room, a 5-star hotel with 162 rooms, a youth hostel with 404 beds , shops, restaurants, a bar, social and private housing, urban agriculture, an art gallery. More than 43.000 m² dedicated to a functional and social mix or the promise of living spaces open to all, Parisians and visitors to Paris.
The environmental dimension is pioneering here, enriched by the presence of urban agriculture and miniature forests. Morland Mixité Capitale is emblematic of this vast reconfiguration of cities calling on each citizen to participate in experimenting with new ways of living together.

LE 1 SAINT THOMAS PARIS 75007, presented by SOGELYM DIXENCE
The new site of the Paris campus of Sciences Po.
Located in the heart of a block in one of the most renowned districts of Paris, Saint Germain des Prés, this project aims to bring together in the former Hôtel de l'Artillerie several teaching and research units from Sciences Po to then scattered.
The main concern of the architectural team - Wilmotte & associés, Moreau Kusunoki and Pierre Bortolussi, chief architect of Historic Monuments - consisted in opening up the plot, connecting the 3 existing courtyards by a major circulation axis and linking this new building at 13 rue de l'Université, another property of the school. This is to offer students a large single and unified site of 20.000 m2 with fluid joints while preserving the majesty of buildings with high heritage value. To do this, a large horizontal beam of 4.300 m2 was built, a real contemporary base on which rests the old building, unifying and guaranteeing the unity of the place.
The place includes three beautiful gardens landscaped by the Mugo agency, an open-air amphitheater to encourage meetings and host events.
The construction of this campus has highlighted the ancestral know-how of many crafts (no less than 70 companies have intervened) particularly in the field of stone, carpentry and architecture. Combining heritage, nature and innovation in the heart of the historic city, this exceptional achievement of the new Sciences Po campus lays the groundwork for a new typology of urban campus for the XNUMXth century.
