It was last November that the calls for applications for the 5th edition of the CoachCopro Trophies closed. This competition, launched in partnership with Espaces France Rénov' métropolitains and supported by the City of Paris, the Greater Paris Metropolis and ADEME, rewards the most remarkable energy renovation achievements in co-ownership.
These projects are also examples for other condominiums and sources of inspiration for the execution of virtuous renovations.
Lorenove Grand-Comptes, an entity of the Lorillard Group dedicated to co-ownership projects and grouping of co-owners, has in the past already contributed to the renovation of several co-ownerships that have won these Trophies, and in particular the Marguerites residence, in Sevran in Seine- Saint-Denis, Grand Prix du Jury in 2022, the co-ownership Rue Jean Jaurès, Paris 19th, Special Jury Prize in 2021, or the co-ownerships Rue de Vouillé, Paris 15th and Hélène Boucher in Sevran, named Special Jury Prize in 2019 .
Thus, this year again, Lorenove Grands-Comptes is a major player in eco-renovation, a candidate for the Trophies, with the 4-5 Parvis du Breuil condominium, in Antony, which received the "Third jury prize" from the Metropolitan Trophies CoachCopro 2023.
In 2014, the Parvis du Breuil condominium in Antony launched an ambitious project to renovate its two high-rise towers of 14 and 17 floors. Designed in the 1970s, these towers house 206 apartments. Supported by the architectural firm "Architecture Pelegrin", this renovation also took up the challenge of restoring the architectural aspect of the fifty-year-old buildings. The work which began in 2021 aims to improve the energy label of buildings with the support of external thermal insulation in rock wool (carried out by the company Socateb) clad in aluminum cladding, PVC joinery equipped solar-powered shutters and low-pressure mechanical ventilation. The architectural heritage of the buildings has also been upgraded with modern cladding.
Renovating the carpentry of a high-rise building
The renovation of joinery in an occupied environment is a delicate intervention to which has been added the factor of great height for the supply of joinery which can then be done by the intervention of a lift or a crane.
In addition, the renovation of the joinery of these two towers was associated with the renovation of their facades. Thus, the Lorenove Key Accounts teams were able to coordinate with the other companies working on the site.
In this case, the joinery was mounted on the different floors from the inside and was also installed from the inside. In total, 1014 white PVC 5-chamber joinery fitted with a Renocity bay unit, including 110 tilt and turn, 334 2-leaf patio doors and 111 3-leaf patio doors were installed.
This project, which lasted a total of 8 months, required the intervention of 2 to 3 installation teams each day, ie around ten people. It was therefore essential for the Lorenove Key Accounts teams to coordinate with the co-owners, the architect and the facade designer in order to adapt their schedules with individuals, to optimize the rental of the twin-mast nacelle set up for facade work, and for safety reasons, deploy the joinery according to the intervention schedule on the railings.
The choice of PVC
The choice of the co-owners fell on a PVC carpentry adapting perfectly to the new architecture of the towers. The Design 5 range was acclaimed. This essential carpentry in the field of both individual and collective residence renovation has 5 insulation chambers and 2 insulation joints.
Consequently, it displays a Uw coefficient of 1.3 W/m².K in double glazing. Made of a naturally insulating, customizable and recyclable material, the Design 5 convinces with the finesse of its central bead (116 mm) and its glazing beads available in curved or sloping angles.
These windows are equipped with electric rolling shutters, Réno City®, powered by their photovoltaic cell, to optimize the effects of thermal renovation. Indeed, the installation of roller shutters aims to limit energy consumption as much as possible.
Réno City® is a patented roller shutter concept equipped with an exterior box and an interior inspection hatch. The removable drawer facilitates maintenance interventions. It is ideal and particularly suitable for the renovation of collective buildings.
The Réno City® shutter acts as an additional heat shield thanks to its box with double honeycomb wall equipped with graphite expanded polystyrene (EPS) insulation, a seal placed at the level of the inspection hatch as well as a seal neoprene slipped on the final slat.
Simple to implement, it is adaptable to all existing materials thanks to a pair of telescopic ends and an adjustable console.
It is available in several types of maneuvers (wired, radio, solar and manual) to meet the different uses of the end user. But to implement this solution, it was necessary to adapt the cladding, in order to guarantee the exposure of the photovoltaic cells. Thus, the facade designer imagined a slight inclination of the panels overhanging the lintels. This discreet and efficient layout does not distort the new facade and guarantees the proper functioning of the motors.
The renovation project has enabled "Tower 4", which has 112 housing units, representing an area of 7 m² SHAB, to achieve an energy gain of 820% (from 63kWep/m²SHON/year to 163kWep/m²/year). With regard to “Tower 67” which accommodates 5 housing units, i.e. a surface area of 94m² SHAB, the energy gain is 6650% (from 67kWep/m²/year to 174kWep/m²/year). In ECD label, this amounts to going from a D label to a B label: exemplary!
