The pandemic encourages households to leave hypercentres

It is "a redefinition of good living which prioritizes the nearby green space and one more room for housing", underlined during a press conference on the market of the former Laurent Vimont, president of Century 21 .

The market is particularly dynamic in Ile-de-France (excluding Paris), with a 9,2% increase in house prices and 9,8% in apartment prices in the first half of 2021 compared to the same half in 2020.

"This increase is undoubtedly fueled by executives who have chosen to leave Paris to find more pleasant accommodation in the inner suburbs," said the president of Century 21.

Contrary to national trends, the Parisian market price fell 3,6% to 10.287 euros per m2 in the first half of the year, at market price level in 2019.

"For the moment, we are talking about a correction, I do not think that this drop is lasting, foreign customers are missing," said Mr. Vimont.

In the other regions of France, the number of transactions is up 10% compared to the first half of 2019, with prices rising sharply in Nouvelle-Aquitaine (+ 14,8% for houses and + 20,3% for apartments compared to the first half of 2020) and in Brittany (+ 10,1% for houses and + 13,7% for apartments).

This "almost insolent" health of the real estate market is driven by "historically low" interest rates and "forced savings" of the French made during the various confinements, according to Mr. Vimont.

For the coming semester, "a redefinition of the quality of life has begun and everything suggests that it should be perpetuated", he believes.
