To meet this challenge, the project manager and the TEPASSO company have chosen to rely on the latest Rector innovations in collective housing: an ingenious combination of intelligent Interior Insulation systems ThermoPrédalle®, ThermoPrémur® latest generation and the integrated distance plate, which is just one of the many variants of the BA Rector plate.
The challenge: combining RT and quality ... fast-tracking
Located in the heart of the new Borderouge district, the Le Métropolitain residence is more than a high-end building. Built for multiple uses, intended for apartments as well as shops and offices, the 8-storey building intends to breathe new life into the neighborhood with mixed residential dynamics. The architectural choices that govern its design also reflect this bias: with wood-clad penthouses overlooking a semi-green roof terrace, the structure combines nature and structure, concrete and materials, quality of finish and RT 2012.
2 months saved on the delivery date of the building
If we add to the specifications a double imperative of quality of implementation and deadline, the challenge becomes undoubtedly complex to take up. It is precisely the joint requirement of quality and time that decided the choice of the prefabricated construction system designed by Rector, to the detriment of other more traditional ones, as sales director Philippe Castro points out: “For the installation company, the schedule for achieving the levels was very short, with a pouring every two weeks. Hence the interest of a prefabricated solution like ours, which allows to reduce the implementation time from 16 to 14 months: 2 months saved on the delivery date of the building… a real boon to satisfy the promoter! "
All Rector innovations in a single collective housing project
To offer a global RT 2012 solution in full respect of the deadlines, all the advantages of the latest Rector innovations in collective housing had to be mobilized:
- ThermoPrédalle®, the thermal bridging pre-slab,
- Latest generation ThermoPrémur®, incorporating the Thermo + planelle for optimized heat treatment,
- Integrated distance plate, known as “hat height”, an intelligent pre-plate provided with stiffeners higher than those of ordinary pre-slabs, which simplifies the installation of top steels by eliminating the operation of installing spacers,
- Hat kit, which includes hat fittings and joint fittings pre-dimensioned by the Rector design office and delivered with BA Prédalles on site.
"With ThermoPrédalle®, the insulating rolls are simply integrated into boxes embedded in the pre-slab: the installation of the breakers on site is therefore done in a jiffy", specifies the project manager Rector Vincent Plataux. “To optimize the treatment of thermal bridges, the latter is also combined with the latest generation ThermoPrémur® with integrated Thermo + planelle. With a double advantage: by installing ThermoPrémurs® on the external facades overlooking the vacuum, we simplify the installation of the breakers and we get rid of the need to set up scaffolding in console to secure work at height - without compromising on security however. So many significant gains in terms of time and cost. "
The provision of slabs fitted with industrially designed elements also contributes to the prevention of installation hazards as well as to the overall quality of the construction finish, essential in the context of a high-end real estate project.
“Thanks to the adapted stiffeners that equip our slabs, we are eliminating the installation of frame spacers on which the steel caps are based. Another example with the hat kits that the company must install on our pre-slabs before pouring the concrete of the compression slab: we deliver a kit of custom-designed reinforcements, called rationalized, thought to facilitate the implementation of steel hats. Again, this is a gain in terms of cost, time, but above all in quality. This system guarantees a uniform height of the top steels and makes it possible to avoid the rise of electrical sheaths at the time of casting ”, underlines Vincent Plataux.
Support in a constrained environment
Last but not least, the site's last challenge: because of its location in the heart of Toulouse, the Metropolitan site involves intervention in dense urban areas and, therefore, an adaptation of the logistics services offered to the client.
“We agreed with the client to work just in time, with unloading and immediate installation of the delivered products. Obviously, this presupposes being able to rely on flawless logistics, knowing that a single delay in delivery can cause the site to stop. ” , says Philippe Castro. “In this regard, the quality of the relationship with the TEPASSO company must be emphasized. This is a file on which we worked upstream in real partnership with our client to better anticipate the vagaries of the construction site, and this, from the custom sizing work mentioned by Vincent to the training of the teams in good implementation practices. of our solutions. We have therefore made a model available to the company to help it train its teams and anticipate implementation issues as best as possible before the construction phase. Therein lies our operational added value: supporting the customer in his search for quality and efficiency. "
