The market price of new real estate is holding up despite the context

A dynamic that remains positive throughout the territory

In France the average price of a new apartment is €5.123/m², a price that has been constantly increasing for 2 years (+10,9% in 2 years and +6,5% in one year). This growth is much stronger for new than for old, which recorded an increase of +4,6% over one year for apartments.

No region is an exception to this positive trend. Indeed, the demand is spreading throughout the territory and particularly in the province which continues to attract 8 future potential buyers in the nine out of 10 according to the Observatory of Moral Real Estate of Housing.

Hauts-de-France recorded the most spectacular growth with +10,7% over one year and +15,9% over 2 years (€4.490/m²). The weakest growth concerns Bourgogne-Franche-Comté (+1,6% vs 2021 and +4,1% vs 2020) with an average price of €3.617/m² for a new apartment.

Ile de France, which concentrates 18% of research by future potential buyers in new buildings, is not to be outdone on the price side with growth of +3,5% in one year (+8% in 2 years) and an average price from €6.745/m2.

An average price 27% more expensive than in the old one

The average price of a new apartment in France (5.123€/m²) is 27% higher than in the old (4.036€/m²).

This is also the case in the 10 largest French cities. Of these, the most expensive is unsurprisingly Paris (€15.564/m2 in new vs €10.401/m² in old). “The number of new apartments for sale in the capital is very low and mechanically leads to a price increase (+5% over one year), unlike what we are seeing in the old one which records a drop of - 0,8% on apartments” For Barbara Castillo Rico, Head of economic studies at SeLoger.

Lille is on the other side of the ranking with a price of €4.001/m2 (€3.547/m² in the old building). Note that in the new segment, the Bordeaux market is the least dynamic with prices down -3,3% over one year (although they are 1,5% higher than 2 years ago) and reach €5.122/m2 (€4.837/m² in the old building). Similarly, prices are stagnating in Lyon (+0,5% over one year) at a high level (6.703€/m2 vs. 5.367€/m² in the old buildings).

For Barbara Castillo Rico, Head of Economic Studies at SeLoger: “The price increases observed in new and old buildings confirm the current good performance of these markets, even if the change in monetary policy orientation (which is pushing banks to tighten the credit tap) risks excluding a part of the demand in these two markets. It is then the level of accessible supply (ie the number of properties for sale) that will determine any impact on price trends in the coming months. »
