The diagnosis of gas installations changes on 1 January 2023

It is the subject of the ministerial recognition order of July 25, 2022, published in the Official Journal of the French Republic of August 4, 2022, which sets its application from January 1, 2023. The gas diagnosis is a regulated service which allows analyze the key points of the safety of an interior gas installation in order to provide a state of the latter. It is carried out by a certified diagnostician.

A new standard that is a continuation of the existing one

This new version is part of the usual phase of upgrading standards in order to take into account, as the case may be, new normative or regulatory provisions, or changes in its environment and user practices.

No major break for this new version but rather the consideration of regulatory changes impacting gas installations, such as the publication of the decree of February 23, 2018 as well as technological developments with the corresponding technical normative corpus. The feedback from the many users of the standard - administrations, diagnosticians, inspectors, certifiers of people and products, standardisers - has been taken into account and accompanied by formal improvements.

When to carry out a gas diagnosis?

When selling or renting a home. A gas diagnosis must be provided for any sale of a property equipped with a gas installation over 15 years old. It is thus added to the other mandatory diagnoses (lead, asbestos, energy performance, etc.) to be provided in the technical diagnosis file submitted by the notary when purchasing the accommodation. During a rental, since the Alur law of 2014, the verification of the interior gas installations for residential leases (subject to the law of July 6, 1989) has become mandatory.

Which facilities checked?

The diagnostician examines:

• the fixed piping of the installation and checks its tightness.
• the gas connection of appliances, i.e. the valves and hoses that connect the appliances to the fixed piping and ensure that the valve in place meets regulatory requirements.
• combustion, which must take place correctly thanks to a normal flow of gas from the appliances.
• the ventilation of the premises, the accommodation must benefit from suitable ventilation and the boiler and/or the water heater must be correctly connected to the flue for the evacuation of combustion products.

What balance for the gas installation?

The diagnostician establishes the balance of the gas installation and indicates, if necessary, the anomalies detected, classified into 3 categories:

• A1 for a minor anomaly that does not present an immediate danger. To be repaired if possible.
• A2 for a serious anomaly which represents a danger to the safety of persons and property and must be dealt with within a given time.
• DGI for a major anomaly which represents an Immediate Serious Danger which requires the decommissioning of the device concerned until it is brought back into conformity.

What is the validity period for the gas diagnosis according to standard NF P45-500?

The gas diagnosis is valid for 3 years in the case of the sale of a home and 6 years in the case of a rental.
