The criteria of the future "Pinel +" system unveiled, with an emphasis on the comfort of the accommodation

The Pinel scheme, launched in 2014, allows owners of new homes in tight areas, i.e. where demand is high, to benefit from a tax reduction if they put their property up for rent. while respecting the ceiling on rents.

It was due to expire at the end of 2021 but will finally begin to undergo a reduction in tax benefits in 2023, before disappearing completely in 2024, explained the ministry, after a press conference by Minister Emmanuelle Wargon.

The "Pinel plus" will take over and start in 2023, according to new, more demanding criteria on the quality of housing.

The minimum surface area of ​​the accommodation must be 28 square meters for a one-room apartment, 45 square meters for a two-room apartment, 62 square meters for a three-room apartment, 79 square meters for a four-room apartment, while that the five-room apartment must measure at least 96 square meters.

The housing will also have "systematic access to an outdoor space," said the minister, and from the three-room apartment, the apartment will even have to be through.

In addition to the comfort criteria, the accommodation must also meet an environmental quality criterion.

By 2024, "the current Pinel rates will be maintained for operations relating, on the one hand, to housing located in a priority area of ​​the city's policy and, on the other hand, to housing that respects a high level of quality, "the ministry said in a statement.

In detail, if the owners meet the criteria and undertake to charge a rent below the market, the "Pinel plus" tax system allows them to reduce their income tax by 12% of the purchase price of the property. 'they rent for 6 years, 18% for a rental for 9 years and 21% if the rental lasts 12 years.
