In addition to this regulatory constraint, the site, certified HQE Exploitation exceptional level by Certivea, is committed to maintaining the attractiveness of the location by offering its tenants high energy performance and optimal visual comfort.
It is in this context that SCI La Boursidière called on Sylvania Group to support it in the modernization of its lighting installation in order to replace the old fluorescent tubes with OPTIX LED luminaires associated with intelligent management.
Maintain the attractiveness of the site while respecting regulatory requirements
Built in 1972, La Boursidière was one of the very first business centers in France. With more than 30 tenants and nearly 2.000 employees spread across 16 buildings with a total surface area of 65.000 m2, the building, which seduces with the quality and modernity of its facilities, has already undergone several phases of renovation with:
- in the 2000s, an initial modernization of lighting and the implementation of indirect fluorescent lighting in order to gain ceiling height in offices,
- work to beautify the facades and thermally insulate the envelope in 2014.
Subject to the requirements of the tertiary decree, the site chose 2013 as the reference year, which, thanks to the significant investments made immediately afterwards, enabled it to reduce its energy consumption by 2022% from 29.
For Christian Choffy, Assistant to the Project Manager: « The building is equipped with thousands of all-or-nothing fluorescent tubes with an installed power of 50 W/m2, which is considerable, lighting was one of our main levers to achieve the objective of -40% in 2030. »
This is why the business center approached Sylvania Group to help it rethink its installation with the directive of finding lighting fixtures that provide maximum visual comfort to occupants and that will allow it to eventually move to class A BMS (regulation and high energy efficiency BMS) and thus comply with the BACS decree.
A first renovated building with conclusive results
Following an energy audit carried out by the Sylvania Group teams in a first R+4 building taking into account the specifications of La Boursidière and regulatory requirements (ELAN law, cessation of the marketing of fluorescent tubes since 1er September 2023), OPTIX LED luminaires with an installed power of just 5W/m2(10 times less than before) were recommended. Combined with the SylSmart Connected intelligent lighting management solution, they detect presence and brightness and thus provide an additional 10% reduction in kWh consumed. On the first 3.000 m plateau2 which has been renovated, I estimated electricity savings far from negligible, of the order of twenty thousand euros " emphasizes Christian Choffy.
Based on these conclusive results, La Boursidière has established a standard specification for the renovation of the lighting to be gradually duplicated throughout the business center as tenants change, as was recently the case in the offices of the company Niterra France, with a surface area of 600 m2, located in the same building.
In total, 950 OPTIX luminaires have been installed to date. To integrate them harmoniously into the ceiling and limit the technical constraints of deployment, they were designed by the Sylvania Group factory in Saint Etienne with a white optic, in 1300 x 300 mm.
For Christian Choffy: « This ability to adapt dimensions and to produce truly custom-made products, in such a responsive manner, was decisive for us, as was the French manufacturing and the support of Sylvania Group, from the lighting calculations to the rapid implementation of the devices by the company SG Electrique. »
Another positive point is that by switching to LED technology instead of fluorescent tubes with a limited lifespan, site maintenance is greatly reduced!
A data mining laboratory with SylSmart Connected Pro
To confirm the estimates calculated by the Project Owner's Assistant, 40 OPTIX luminaires were installed in the premises of the owner of the real estate complex with the SylSmart Connected Pro gateway from Sylvania Group. This allows the business center to collect lighting-related data in order to monitor its consumption in real time according to the occupancy of the surfaces and thus optimize the efficiency of the luminaires.
For Christian Choffy: « Beyond the reduction in installed power divided by 10, we will be able to see how much the new devices consume and what the real savings will be. Thanks to LED technology and intelligent lighting management, we should undoubtedly go down to 3,5W/m2, which means that when the entire stock market has switched to LEDs, we could practically reach the -60% target before the 2050 deadline! »
