Tertiary decree: more than 2 out of 3 office buildings are still too energy intensive, according to a study

With two thirds of sites currently consuming too much energy, asset managers and donors are preparing for a real revolution to fight against the obsolescence of their fleet.

With this regulatory framework, the most ambitious in Europe, a path has now been established to lead the sector towards low energy consumption real estate. If all the players are on an equal footing in order to structure themselves, the stakes are crucial because the assets which do not join the trajectory will quickly lose in value and in liquidity. 2 out of 3 office buildings are too energy intensive today

Deepki has just unveiled a simulation carried out with 3.000 office buildings (France, all regions combined, public & private) to analyze the impact of the tertiary decree, the application methods of which have now been established.

To comply with the decree, actors can choose between two objectives: a percentage decrease in their consumption (-40% in 2030, -50% in 2040, etc.) or the achievement of consumption thresholds in absolute values ​​(thresholds unveiled today). The impact assessment reveals that two-thirds of assets will require efforts to comply with the regulations. Faced with this challenge, Deepki observes a balanced distribution between:

• Sites that already comply with the thresholds in absolute values ​​(30%);
• Sites that will require marginal efforts to reach these thresholds (30%);
• The most energy-intensive sites, which will require more massive investments (40%).

All the efforts made by professionals would make it possible to generate an overall drop of 30% in energy consumption, at the sector level, by 2030.

Faced with the decree, no "bad student": all types of offices are on an equal footing

Another lesson from this impact analysis is all the types of office buildings - whether Haussmannian buildings, High-rise buildings (IGH), public offices, etc. - will have to provide the same level of effort in terms of energy savings. In other words, no type of office asset, whatever its year of construction, its location, or its surface, would be privileged or on the contrary privileged to comply with the decree.
