To do this, Manda studied the proportion of student applications in major French cities, the type of accommodation requested, the rental duration and the means of financing the rent[1].
The most popular cities:
As in 2022, Lille is at the head of the ranking of the most popular cities with 73% of student applications, closely followed by Rennes (66%) and Lyon (64%). These cities remain on the podium despite an increase in rent recorded this year. Reims follows with (60%), then Amiens and Bordeaux (58% each). Paris, for its part, obtains 54% of student applications. The suburbs of Lyon and Paris are experiencing a sharp increase in student applications and an increase in rental tensions.
The wind in its sails for furnished accommodation and medium-term rentals
Among the 100.632 files studied, 49% of students preferred studios. Furnished accommodation is particularly popular, with 64% of applications for apartments already equipped. According to Eytan Koren, president of Manda: “The majority of students are looking for furnished accommodation for turnkey rental over a short period. Searches for unfurnished accommodation generally concern larger areas intended for shared accommodation. » Nearly half of students (49%) stay between 12 and 36 months in their accommodation. 31% stay there between 6 and 12 months, 12% more than 3 years, and only 8% less than 6 months.
Student jobs and double deposits are increasing
Rents differ significantly from city to city. Unsurprisingly, Paris has the highest rents, with a monthly average of €932. Rents are also high in the Paris suburbs, particularly in Levallois-Perret and Saint-Ouen, where spaces are often suitable for shared accommodation. In Bordeaux, the average rent is €704, followed by Lyon at €694. The most affordable rents are in Le Havre (€416), Amiens (€436) and Saint-Étienne (€443).
To pay their rent, 70% of students benefit from additional income, an increase compared to 2022 (65%). Furthermore, 90% of students have at least one guarantor in their rental file, with an average of 2 guarantors per file, and an average guarantor income of €2.578,50 net per month.
Summer, period of intense research
Unsurprisingly, the summer months are the most popular for students to find accommodation. In 2023, 64% of student rental requests were recorded in August and 62% in July, an increase compared to 2022 (61% and 58% respectively). On the other hand, demand drops to less than 40% between February and April, as well as between October and December.

However, this year more than others shows that access to housing is increasingly difficult for students. With an increase in demand and rents, students are increasingly forced to work and/or have a second guarantor. »
