Housing remains the largest expense for students, accounting for an average of 56% of their monthly costs. By 2025, the average rent for a studio apartment will reach €559 across all cities.

But be careful, this average hides significant disparities:

In the Paris region, rents are often more than €500 higher than in Limoges or Pau. A selection criterion not to be overlooked...

The most expensive cities… and the most tense

• Paris and the Île-de-France region: 8 of the 10 most expensive cities are located in the Paris region. Paris remains at the top of the ranking with a studio apartment costing €915 for 20 m².
• Lyon, a popular city, has a record high blood pressure rate of 14,12, making it the city where it is most difficult to find accommodation.
• Caen, traditionally accessible, becomes surprisingly tense with higher tension than Paris.

Tip: Be proactive from June and prepare a complete file to respond as soon as an offer becomes available.

For Xavier Belvaux, CEO of We Invest France: "The difficulty for students isn't just the price, it's first and foremost access: in Rennes or Lyon, there are more than ten requests for a single accommodation. Even with the budget, many remain without a solution. Similarly, a studio in Paris now costs over €900, while a student can still find accommodation in Limoges or Clermont-Ferrand for less than €400. The territorial divide has never been so visible. We've also noticed that more and more students prefer to pay €30 or €40 more for an independent studio rather than share a flat. Independence has become as important a criterion as price."

What type of accommodation are students looking for?

According to 2025 data, students prioritize independence:

• 65% of student requests are for a studio or one-room apartment
• 18% prefer a T2
• Only 5% are moving towards shared accommodation (compared to 8% in 2024)

Students are increasingly seeking independence, even if it means paying more. Sharing a flat is an option if you already have a shared apartment with friends.

Another criterion: furnished accommodation. More than one in two students now consider this.

5 tips to help you find student accommodation more easily

• Start your search in June, even if you don't have your results yet. It's better to be prepared in advance than to miss out on a good opportunity.
• Prepare your file now: identity card, guarantor, proof of income... This will save you valuable time when applying.
• Contact a local We Invest agency in the city where you plan to study. We can assist you in your search and help you be more responsive.
• Be quick! In some very busy cities, studios sell out in just a few hours. If you like a property, it's best to have your application ready to send.
• Consider more affordable cities like Limoges, Pau, or Le Mans. You can rent a studio there for less than €400, while still enjoying a pleasant living environment for your studies.
