Start of work on Spotlight, an independent office building of 4.000 m2, in Issy-les-Moulineaux (92)

After a phase of demolition of an asset acquired by AG Real Estate France in 2019, work on a new building will start in January. The project is part of the urban dynamics of Issy-les-Moulineaux, an innovative city in the midst of a revival with the development of new mixed neighborhoods.

Spotlight is an independent office and services building with an area of 4 m², in R + 000 with terraces on R + 6 and 5. The ground floor has the capacity to accommodate 6 people in ERP. Echoing the industrial heritage of Issy-les-Moulineaux, Spotlight embodies a new visual, iconic landmark and offers a strong image to the district, with an atypical urban form.

The exo skeleton in precast concrete releases load-bearing points within the structure. This technical prowess gives rise to large, flexible and modular platforms with a surface area of 700 m² on the first 4 levels (2,75 m free height). The R + 6 is a monumental space with a height of 5 m under the ridge. This constructive process thus offers a stimulating work and living space thanks to its great capacity for adaptation, embodying well-being and social ties. The structural thickness creates shadows and an interior luminous balance, and also serves as a filter between the outside and the inside, establishing a certain intimacy.

In addition, a porosity of views on the environment of the building and a remarkable natural light on each plateau results from a triple orientation. As part of the ecological continuity of the many neighboring parks, the building has 220 m² of planted base. Spotlight also benefits from a 70 m² bicycle parking area and 35 parking spaces (including 8 electrified).

The project goes beyond compliance with environmental standards, with a high level of requirement, in particular with the use of raw materials for the sake of rationality and optimization.

The building is aiming for HQE 2015 “Exceptional” level, E+C- level E1C1, BREEAM Very Good, Wired Score gold level and WELL Silver certifications.

AG Real Estate France has sold the building off-plan to OFI REAL ESTATE, the delivery of which is scheduled for early 2025.
