Hybrid, organic and complex buildings
The I-Ter real estate complex consists of two curved buildings facing each other, representing a total area of just over 12.000 m², and an infrastructure car park with 107 spaces.
Building. A of 7.700 m² rises in R+5. It is intended to accommodate local shops on the ground floor, and offices on the 1st to 5th floors, owned by the Keys REIM investment fund.
Building. B of 4.600 m², built in R+4, is an ERP which will host a private higher education school of the Ynov group, specializing in digital professions, with a capacity of 1.300 students.
The construction of the superstructure of this program was launched in March 2022. The school building (B) will be delivered during the summer of 2023 in order to allow it to be fully fitted out with a view to welcoming its first students at the start of the 2023-2024 school year. . The completion of the work on the tertiary building (A) will take place at the end of October 2023.
Although offering a mix of uses and functions, the ECDM architect firm has designed an aesthetically homogeneous whole, characterized by a concrete that remains visible and an organic shape with all curves. This volumetric singularity marked by a total absence of right angles, alone explains all the technical complexity of this operation.
The balconies/terraces, with curved corbelling, which merge with the facades, will integrate large planters to encourage the growth of climbing plants and create an overflowing effect of vegetation on the facades.
It is in this context that Spie batignolles wanted to test “life-size” 4 innovative digital solutions connected to the digital model of the structure (BIM).
These solutions have made it possible, on the one hand, to observe direct gains on the site's production (productivity, control of time and budget), and, on the other hand, to measure the potential for adoption of these digital tools. by the construction teams.
Open Space, to automate and manage the progress of the construction site (a first in the construction industry at European level!)
Thanks to the intelligent platform of the American start-up Open Space Construction, Spie batignolles wishes to digitally measure the progress of the construction site.
The works supervisor is equipped with a 360° camera, attached to his helmet. Each time he moves around the site, the camera automatically records (like Google Street View) the entire route. By recognizing and analyzing images, the tool is thus able to define the progress of the various tasks with precise measurements (eg posts 80% completed) with a margin of error of 2 to 5%.
Beyond the progress of the schedule, this method allows the works managers to detect any problems of quality, safety, etc. without having to go on site.

We spend 90% of our time gathering data on a construction site, and 10% making decisions. CAD 42, to measure crane productivity
At the same time, as part of its partnership with the start-up CAD 42, Spie batignolles construction regions has equipped the tower crane with a connected box to measure the occupation of the crane and its various movements. Observing the precise waiting times of the crane makes it possible to adjust the operating modes with the objective of maximizing the occupation times of the crane, and therefore the productivity of the site.
The data thus collected is also a real source of concrete and relevant information for the Price Studies and Methods departments, which define the construction methods with the work teams.
The digital hut, to digitize to the end of the chain, in the field
Spie batignolles construction regions has also set up a digital cabin for the start-up Itekub on the site. These are touch screens used by team leaders and site managers to consult directly on the site, on the job, the various plans and documents automatically updated from the cloud.
Bringing digital into the production areas, thanks to the digital cabin, is a real challenge: this firstly allows the workers to acculturate themselves to digital, then to measure real efficiency gains (by eliminating the multiple round trips to the living base), as well as a real quality of information feedback.
Kairnial, to manage the documentary and administrative follow-up of the construction site
Finally, within the framework of the Spie batignolles group's partnership with the company Kairnial, the work teams rely on their web platform for document management, but also quality monitoring, task management or monitoring of various visas.

The complex is deployed in place of the former Saint-Louis station, according to the eco-urban approach "Rebuild on the city" to avoid the exploitation of new land hitherto devoid of constructions.
Located at the outlet of the metropolitan project for the development of the greenway, which transformed the previous railways into wide promenades and cycle paths, I-Ter is open, crossed by public space, to offer its users modes soft transport, an omnipresent nature and a quality of life.
