Completed this June, the complete renovation of these two residences, comprising 295 homes, will notably enable tenants to reduce their energy consumption by at least 50%.
Under the supervision of the BDL Architectes firm and the Argana Développement design office, the 6 companies mandated by Seine-Saint-Denis habitat carried out this rehabilitation project over a period of one and a half years. This operation, with a total cost of €8.625.230, allows the tenants of the 295 apartments in the two residences to benefit from better insulated housing, with significantly improved thermal performance and comfort, but also from more aesthetic buildings, improved common areas and secure pedestrian access: a comprehensive rehabilitation, illustrating the commitment of Seine-Saint-Denis habitat and its teams to the quality of life of all its tenants. "While we avoided the worst last Sunday, I cannot help but see in our gathering this evening reasons for hope, as we are here in the image of this France of diversity, of this France which prides itself on providing a roof over the heads of thousands of people in fragile situations, of this France which wants to allow everyone, regardless of origin, to live here," declared Mathieu Monot, President of Seine-Saint-Denis habitat, on the occasion of the inauguration ceremony.
A complete renovation to improve the comfort and quality of life of residents
The rehabilitation of the 10 buildings making up the two residences, built in the 1950s and 1970s, concerned both the equipment of the housing and the building envelope to maximize energy performance gains, as well as the common areas and outdoor spaces.

- Partial restoration of roofs

- Installation of self-supporting guardrails for flat roofs

- Replacement of rainwater networks
- Garbage chutes condemned
- Improved lighting in common areas
- Creation of a play area for children aged 2 to 6.
- Installation of “anti-scooter” filtration gates at pedestrian entrances.

Having respectively DPE E and D before the work, the accommodation in the Gabriel Péri and Francisco Ferrer residences now has DPE B and C, meaning that energy consumption has been at least halved for residents.
For Seine-Saint-Denis habitat, where more than 70% of residences were built before 1975, the thermal renovation of the most energy-intensive residences is a central issue in the investment plan of more than 1,3 billion euros over the next 10 years for the rehabilitation of its heritage.
