Seaside resorts are still popular in the real estate market

With 16.083 euros per square meter as of June 1, 2024, Ramatuelle (Var), on the Saint-Tropez peninsula, is the most expensive municipality.

Followed by Saint-Jean-Cap-Ferrat (15.819) in the Alpes-Maritimes, and Saint-Tropez (14.400) in the Var.

On the Atlantic coast, the most expensive municipality is Lège-Cap-Ferret (11.676 euros/m³), followed by Soorts-Hossegor (9.132) and Portes-en-Ré (8.088), while on the Channel coast, the most popular are Le Touquet-Paris-Plage (8.496) and Deauville (6.296).

In all of the 520 seaside resorts studied by Fnaim, the average price per square meter is 4.514 euros, compared to 2.933 euros for the whole of France.

It has fallen over the past year, by 2,7%, but less than the national price (-3,9%).

Over the past 10 years, real estate in seaside resorts has become significantly more expensive than the national average, a difference almost exclusively due to the 2020-2023 period marked by the desire for greenery following confinement.

The highest prices are practiced in the Provence-Alpes-Côte d'Azur regions (5.820 euros per square meter, +0,3% over one year) and Nouvelle-Aquitaine (5.044, -6,3%), when the lowest are in Normandy (3.394, -4,5%) and Brittany (3.538, -1,9%).

Real estate in seaside resorts threatened by coastal erosion has lost more value than others over the past year, but it is too early to say whether this loss of value is linked to this risk or not, underlines Fnaim.

Especially since in previous years, the municipalities at risk, located for the most part in Brittany and New Aquitaine, had seen their prices increase more than the others.

Housing in seaside resorts displays better energy performance than average, but with significant disparities: those adjoining the Mediterranean are much more efficient than those in Hauts-de-France or Brittany.
