Also in Lille, in the ZAC Arras, it is a student residence with 130 apartments and 43 collective housing which accommodates Schöck solutions. Two other residential buildings were also fitted with thermal bridge breakers, one in Roubaix, as part of the conversion of a former 3 Suisses site, the other in Armentières.
An anthology of achievements that shows the extent of the know-how of this fervent defender of the homogeneity of the building envelope, knowing how to respond to all possible site configurations: whether it is brick or concrete facades painted and stamped, or curtain wall, like the richness of the particularly varied construction systems of facades in the North.
Biotope of Lille, construction method in ITE and curtain facade
74 cantilever balconies thermally and structurally treated thanks to the 450 units of Schöck Rutherma® type K, K-BH and ESi breakers; 470 m2 of insulated pre-walls with around 2 Schöck Isolink® thermal connectors.
On December 27, 2019, the European Metropolis of Lille was given the keys to the building which will soon accommodate its 30 m000 of offices on 2 floors, in the heart of the 7rd business district in France (after Paris and Lyon).
Designed by architects Henning Larsen Architects (Copenhagen) and Keurk Architectures (Lille), with Linkcity Nord-Est and builder Bouygues Bâtiment Nord-Est1, the Biotope is ambitious in terms of environmental quality, with 5 certifications BREEAM, WELL, E + C-, Biodivercity and Wiredscore. Its design is based on the search for the well-being and performance of its occupants, in particular by favoring light (via large openings overlooking green terraces) and the use of natural materials such as wood or stone.

Initially envisioned as part of Lille's bid to host the European Medicines Agency, the building was to be completed in just a year and a half. This speed of construction remained a major objective when the MEL was finally awarded the project. In order to guarantee the thermal homogeneity of the building, Schöck was selected by Bouygues Construction for the manufacture and delivery of breakers adapted to the configuration of this site.
Another criterion which imposed Schöck on the market: the fact that its solutions are the only ones on the market under Technical Assessment in seismic configuration in EIT, yet the building, of importance category 3, is built in zone 2.
This is how Schöck deployed 200 ml of Schöck Rutherma® type K breakers for classic cantilever balconies and 100 Schöck Rutherma® type K-BH models for upwardly offset balconies (offset from 30 to 60 cm from the upper surface of the floor). 150 additional Schöck Rutherma® module ESi units, guaranteeing a absorption of seismic forces, were inserted between the Schöck Rutherma® type K and K-BH elements.
It should also be noted that 470 m2 of insulated walls on the ground floor have integrated Schöck Isolink® thermal connectors to guarantee the homogeneity of the building envelope.
In line with its customer support policy and the traceability of its products, Schöck ensured a complete follow-up of the various phases of integration of the breakers in the balconies at the prefabricator and on the site with Bouygues Construction in order to ensure that the breakers follow the curved line of the balconies.
Schöck Rutherma® type K
The Schöck Rutherma® type K breaker, with an 80 mm thick insulating body, is a structural and thermal element for cantilever balconies. Improving acoustic performance in terms of impact noise according to the QUALITEL H&E standard, Schöck breakers therefore have added thermal AND acoustic value.
Schöck Rutherma® type K-BH
This K-type variant is applicable in configurations where the top face of the balcony slab is offset from the top face of the interior slab.
Schöck Isolink®
These fiberglass connectors represent an alternative to stainless steel reinforcements for the connection of the concrete walls of sandwich panels or walls with formwork and integrated insulation. With exceptional advantages: resistant to alkaline medium and corrosion, these connectors are easy to cut and benefit from very low thermal conductivity.
Schöck Rutherma® ESi module
To meet seismic requirements, ES or ESi type modules (Seismic Elements) exist in ITE and can be installed in order to comply with current regulations.
Lille, Zac Arras
Schock is participating in the construction of a student residence with 130 apartments in ITI and a collective of 43 apartments, via its Schöck Rutherma® DF breakers.

Within the dynamic Zac Arras Europe, where the new chamber of trades has just been established as well as numerous head offices (including the Decathlon group), also benefiting from new sports and cultural facilities, Schöck intervened, in 2019, to both on a student residence with 130 apartments and a building with 43 apartments (NF Habitat and RT 2012) for Bouygues Immobilier.
The uniqueness of the student residence, with secure access with a beautiful central landscaped area, lies in its stamped facades signed by the Zig Zag Architecture Agency. Indeed, we often associate a stamped wall with the impossibility of installing breakers on it. However, Schöck masters the exercise perfectly. In the context of a die-cast rendering, only one stop concreting is necessary instead of the usual two: it is this turnkey solution that Schöck offers.
The installation of Schöck Rutherma® type DF breakers was carried out entirely on site and here again the masonry company was able to appreciate the support and follow-up provided by Schöck workers. The interaction and regular exchanges with the construction company Holbat, the BE Thermique and the BE Structure, in order to achieve the RT 2012 compliance of the collective building, really contributed to the success of the project.
The slab-facade breakers have been fitted on the intermediate floors (located between 2 apartments) and the high floors (roof terrace).
Concerning the 43 collective dwellings, 30 ml of Schöck Rutherma® type Ki breakers were also installed on the passageways.
Schöck Rutherma® type DF, DF-VM
Junction elements between the interior slab and the facade, type DF breakers have, in the lower part, 4 fixing lugs per meter which can be stapled to the formwork to ensure optimal support during concrete pouring of the slab: a safety guaranteeing enhanced stability of the switch on the floor.
Schöck Rutherma DF has just celebrated 20 years of ATec and is the only breaker on the market to benefit from an FDES, posting a carbon impact of 14.4 kgCO2 / ml against an INIES value of 120 kgCO2 / ml calculated by the CSTB. A real asset for architects and thermal design offices in terms of their choice of technical solutions to achieve the E + C- labels!
Roubaix and Armentières
Respectively 44 and 33 collective apartments, having benefited from thermal bridging treatment in ITI

In Roubaix, led by the developer BC Neoximo and signed by the Maes Architectes et Urbanistes agency, the project consisted of converting a former 3 Suisses warehouse and building a new residence with 44 apartments. Beyond the classic treatment of the slab-facade connections with breakers, Schöck Rutherma® type DF (251 ml in total), the interest of this realization related to a global solution of supply of breakers associated with that of the edge formwork of Schöck ASE tiles. In the case of the Roubaix residence, 216 units with a length of 1,25 ml (specific length for site use) were necessary to form the edges of the slabs.
Regarding the residence of 33 apartments in Armentières designed by the agency Delassus Dumoulin Prévost Architects and carried out for Pierres & Territoires de France Nord (from T2 to T4), Schöck Rutherma® type Ki30 breakers were selected to treat thermal bridges balconies in ITI (80 ml) and ensure the homogeneity of the facade. Note that for this site, a Schöck worker went to each floor level (PH RDC, PH R + 1 and PH R + 2), ensuring that the construction teams were properly trained in the installation of the breakers.
Schöck ASE
It should be remembered that Schöck ASE responds to the production of construction elements in exposed concrete - pre-slab edges, balcony, wall, beam formwork, or even edge formwork in an installation configuration with breakers - whose homogeneous surface (in fiber-reinforced concrete extruded C40 / 50), without bubbles or roughness, represents a real aesthetic advantage.
Delivered ready for assembly, in a maximum length of 2.70 ml, you just need to cut these ASEs to obtain the desired dimension and angle. Their assembly is also facilitated thanks to the straight and angled junction clips which ensure perfect alignment, the dovetails creating a mechanical bond with the fresh concrete.
