New home reservations drop to 18.000 in Q2, down 39,9% year on year

With 18.000 housing units reserved, marketing recorded a fifth consecutive quarter of decline. The level of reservations is also lower than that experienced at the height of the effects of the Covid-19 epidemic: -18% compared to the second quarter of 2020.

This decline is stronger for houses (-44,9% over one year and -16,3% compared to the previous quarter) but also concerns apartments (-39,5% over one year and -10,1% compared to compared to the previous quarter).

Developers are suffering from a very unfavorable economic context, caught between rising construction costs and difficulties in accessing credit for buyers.

The reduction, announced by the government, in aid for new construction, with the planned abolition of the Pinel tax niche and the refocusing of zero-rate loans, is also worrying in the sector.

Listings, which represent the new supply from developers, fell to 21.000, with a drop of 10,3% in one quarter and 29,5% over one year.

The drop in reservations particularly concerns the densest areas, which remain sluggish, while zone C, which includes small towns, stands out with a 15,7% increase in listings. Thus the levels of sales and reservations return to their pre-health crisis level. The level of housing stock in this area has been constantly increasing since the beginning of 2022: it now reaches 9 housing units.
