Renovation works too slow in condominiums, denounces the Fnaim

"The temporality of public policy is not that of the reality of our professions and of the trustees of co-ownership in France. We will have to understand this!", affirmed Loïc Cantin, the new president of the main employers' organization in the sector.

There are numerous and tedious steps to carry out works in co-ownership, to which are added significant delays between the vote on the works and their launch.

"In France, a simple intervention of thermal insulation from the outside, to achieve this, the average time is 18 months," said Loïc Cantin, based on feedback from Fnaim members.

In particular, the lack of qualified professionals in the building industry.

"As you all know, the market for building service providers is a crowded market. Which Frenchman hasn't had difficulty finding a roofer, a mason, a plumber, an electrician?" asks Loïc Cantin.

Under these conditions, the timetable for the gradual ban on energy-intensive housing is "untenable", he insisted, echoing a recurring grievance from Fnaim.

Since January 1, housing consuming more than 450 kilowatt hours per square meter per year can no longer be rented, in order to encourage their owners to renovate them.

In 2025, all homes labeled G for their energy performance will follow, then F in 2028 and E in 2034.

But this calendar is not consistent with that enacted by the government for the renovation of condominiums, assured Loïc Cantin.

In buildings over 15 years old, the trustees of condominiums with more than 200 lots have had the obligation, since January 1, to draw up a draft multi-year work plan. An obligation that will gradually be extended to the smallest condominiums by 2025.

Too short to get into the nails of the ban on renting thermal colanders, denounces the Fnaim, which has long called for the suspension of this ban as soon as a multi-year work plan is initiated.
