Following the "Reinventing Cities" international call for projects launched by the City of Lyon and the C40 in May 2022, aimed at transforming a scientific architectural emblem of Lyon into an exemplary site for the post-carbon city, Le Groupe Redman and Icade Promotion The Redman Group and Icade Promotion.
As an exemplary reconversion, it will retain as many existing buildings as possible, including the heritage complex consisting of the tower and the auditorium erected in 1972 and designed by the architects Pierre Bourdeix and Paul Guillot, which housed the premises of the CIRC (International Center for Research against Cancer) until 2022. The operation also provides for the renaturation of the site, giving pride of place to biodiversity and the water cycle which are at the heart of the project.
Based on the site's architectural and urban heritage, this regeneration project is part of the city of Lyon's desire to convert the former research laboratories into a demonstration project of the resilient, sober and desirable city. To the east, the Guillot tower and the Bourdeix auditorium will be enhanced and returned to their original configuration. The atypical step of the tower will make it possible to accommodate new social and free housing, all benefiting from outdoor spaces and a wide range of services. In contact with public space on all four sides, a veritable “wooded park” will be made accessible to Lyonnais. To the west, the suburban block will be completed with a new road linking Avenue des Frères Lumière to Cours Albert Thomas, two new buildings built using organic and geosourced construction methods and a productive and edible garden at the heart. The Latarjet building will be extended and transformed into a health center, memory of the site's medical activity.

The base with multiple uses, promoting human proximity and the development of social ties, will be geared towards the Social and Solidarity Economy and carried by the solidarity real estate companies Essentiel and Base Commune.
The future site will precisely integrate 6.770 m2 of mixed housing, 1.955 m2 of reversible offices dedicated to VSEs/SMEs, a 2.720 m2 nursing home and 2.070 m2 of shops and activities including a chronotopic third place, shops oriented towards the good consumed, a low-carbon mobility hub and a bistronomic restaurant on the rooftop of the tower. It will not offer any private parking and provides 210 bicycle spaces as well as car-sharing vehicles.
It is important to underline that, thanks to such a transformation, the entire site will be enhanced and reaffirmed for the benefit of the district as well as the city as a whole.
For Emmanuel Desmaizières, member of Icade's COMEX, in charge of the Promotion division: “The transformation of the Guillot-Bourdeix tower is fully in line with the Lyon 2030 approach and Icade's raison d'être. In a context of climate emergency and finite resources, we thought of this project as an act of repair and regeneration of the territory, in particular through: mixed and inclusive programming with a base dedicated to the social and solidarity economy and 50 % of affordable housing, minimization of the carbon intensity of the project, renaturation of the site with more than 40% of open ground and a hundred trees, new uses related to food, mobility and consumer goods promoting the commitment to the ecological transition of future inhabitants and users. Impulsion is the vision co-constructed with all the teams of an innovative, resilient and sustainable project. »
The project favors the rehabilitation and extension of existing buildings and the massive use of reused materials. New buildings will benefit from a biosourced construction method – wood and chopped straw – and geosourced – raw earth. The project will thus aim for the highest levels of performance, including the BBCA label for all buildings and the 2031 threshold of the RE2020 for new buildings. The design of the set will guarantee optimal summer comfort.
In a few figures, the conversion of the site will allow:
- A 75% reduction in the annual carbon footprint of residents for the building part;
- The rehabilitation of 63% of the project surfaces;
- The recovery of 80% of materials from deconstruction.
For Mathurin Hardel, partner of the Nouvelle AOM (Franklin Azzi Architecture, Chartier Dalix Architectes and Hardel Le Bihan Architectes): “Our project is a demonstrator of the infinite potential of built heritage to invent the city of tomorrow. The attributes of the Guillot Tower such as the 4m floor step and these large thorns are all assets on which we relied to design its metamorphosis. Opposite this emblematic building, two new buildings complete the suburban block and draw a new pedestrian crossing. Their ultra carbon-free construction system, combining wood structure, biosourced insulation and geosourced partitioning, favors the use of local sectors. The massive renaturation of the site, in the ground and preserving the existing trees, from the edible garden to the west to the wooded park to the east, will contribute to refreshing the IARC block, made accessible and open to the neighborhood. »
As for the renaturation of the site, one of the pillars of the operation, it involves in particular the "demineralization" of all the spaces dedicated to parking to achieve a ratio of open ground of more than 40%, the planting of a hundred trees, the revegetation of the roofs and 1.000 m2 of edible culture.
The surface of the canopy will be tripled, the Biotope coefficient multiplied by 2, with a quadrupled ecological potential thus contributing to a drop in temperature in the heart of the islet.
