Overall home expansion: an emerging and sustainable market
The phenomenon has nevertheless tended to accelerate since the promulgation of the finance law for 2023, passed in 2022, aimed at considerably increasing the housing tax on vacant housing and second homes in certain so-called “tense” areas.
In August 2023, 2.000 new municipalities will be able to implement this surcharge. The latter have the possibility of increasing their share of housing tax by up to 60%. Presentation of the project led by Cybel Extension in Dinard
In Dinard, a couple has owned a second home for several years located in a privileged living environment, close to the city center. Anxious to settle their suitcases permanently by the ocean, the surface area of Mr and Mrs BRIEND's house is nevertheless too small to accommodate the couple on a daily basis. Built in the 1950s, the architecture of this house with a floor area of 50 m2 is typical: the facades are in stone, the roof is in slate, the windows are arched with a rectangular base and a rounding on the upper part.
The couple then turned to Cybel Extension to undertake a global expansion project, including both the creation of a new extension and renovation work on the existing building. The Cybel Extension agency in Saint-Malo/Dinan took charge of this project offering a 68 m2 extension featuring contemporary architecture but integrating perfectly with the existing.
Harmonize the charm of a 1950 house with a contemporary extension
Made up of two brick volumes, the entirely single-storey expansion project is designed with a four-sided quartz zinc roof to recall the original construction. It is located to the south of the existing home and includes a bedroom with adjoining bathroom, a kitchen, a living room and a laundry room. In addition, it welcomes the new entrance to the house where tailor-made spaces have been provided to facilitate storage. The second transitional volume is a flat roof.
The challenge for Cybel Extension in carrying out this project remains in the harmonization of the original house and its expansion. The charm of the 1950 residence must be present in the style of the new volume while offering a more contemporary style, thus bringing modernity to the entire residence.
The extension attached to the old building allows the couple to live in an environment more than twice as large as the house before the work. Going from 50m2 to around 120m2. Enough to take advantage of the available land while retaining the advantages of the Dinardaise house.

The renovations carried out

Thus, on this project, all of the windows of the existing house were changed. Outside, the canopy has been renovated and the handrail to pass the front door has been repaired and embellished.
