Plurial Novilia rehabilitates 48 homes in Saint-Michel-sur-Orge

The result of significant consultation and exchange work with the Saint-Michel-sur-Orge Town Hall, this large-scale operation aims to improve the neighborhood's housing and the living environment of its residents.

Located rue Berlioz, rue Marcel Carné and rue Massenet, the building has benefited from restructuring work aimed in particular at opening up Place Marcel Carné and creating an esplanade in front of the media library to give it more visibility and improve the quality of life of residents. . To do this, 20 housing units were demolished last year, making it possible to open up spaces and rethink circulation. In addition, 40 new housing units (9 T1 bis, 10 T2, 21 T3) will be built on the plot, Place Berlioz, in order to strengthen and diversify the rental offer in the city. 48 housing units in this residence have been preserved and are nearing the end of rehabilitation.

The operation, worth a total of 11,1 million euros including tax, was entrusted to GTM Bâtiment. The structural work of the “new construction” component was completed in March 2024 and delivery of the 40 housing units is scheduled for the 1^er 2025 quarter.

A project between rehabilitation and residentialization

Faithful to its principles, Plurial Novilia has placed emphasis on the environmental aspect, with the creation of a central green island in the heart of the residence and the infiltration of all rainwater from the residence to the plot. despite strong spatial constraints.

As for the rehabilitated building, an important "energy" component was deployed with the installation of an ITE (exterior thermal insulation) on the facade, the insulation of the roofs, the change of the exterior joinery and the installation of an efficient VMC. The work thus carried out made it possible to achieve a B energy label.

Improved living comfort

The interior of the residence has also undergone numerous redevelopments. The entrance halls have been completely renovated for the occasion and the hall on the Marcel Carné aisle side has been enlarged. In addition, all of the common areas have been refurbished, with the replacement of doors to the halls and access to the basements, as well as exterior joinery, and the painting of the floors. Video telephony and cage smoke extraction systems have been installed.

Finally, the most notable changes for tenants were made in the accommodations themselves, with the replacement of landing doors and exterior joinery, the installation of electric roller shutters, or even the renewal of aging sanitary equipment and beautification damp rooms whenever necessary. Finally, for eligible and willing people, shower rooms adapted for people with reduced mobility have been installed. And this, to encourage people with specific needs to stay at home in complete autonomy – particularly seniors.
