Plurial Novilia puts autonomous housing at the service of purchasing power and decarbonization

Plurial Novilia, a subsidiary of the Action Logement Group, manager of more than 37.000 housing units in the region of Champagne-Ardenne and Île-de-France (Seine-et-Marne and Essonne), today unveils the 15 housing units in its “NoviliaSun” program. ©”.

This autonomous building located in the heart of the ZAC Bétheny Nord, as part of the Promenades de Damoiselle subdivision project, has the particularity of putting its performance at the service of a completely new economic model since the tenants of the residence will be able to benefit from a “controlled rent”, fixed for 3 years, and based on electricity sub-metering.

The project is based on a global energy approach and integrates an innovative collective production and self-consumption system. It is also part of the national decarbonization strategy aimed at reducing CO2 and greenhouse gas emissions.

Plurial Novilia worked on a set of criteria, from the thermal envelope to the orientation and sunshine of the building through a dedicated system, only a water heater and an infrared heating system with radiant heat are necessary .

The program also integrates a collective production and self-consumption system based on solar panels and including the supply of electricity for common areas, private areas as well as domestic water heating.

The building produces 120.000 kWh/year and consumes 80.000 kWh/year for its own needs. 37.000 kWh/year will be directly self-consumed, and 16.000 kWh/year will be stored and self-consumed in the absence of production (absence of sunshine). The rest of the production, i.e. 67.000 kWh/year, will be reinjected into the network and self-consumed collectively in the Bétheny Damoiselle district by the occupants.

The residence is powered by a single electric meter, and each tenant will have an electric sub-meter in their home which will be read remotely and will make it possible to identify potential overconsumption.

To achieve 70% energy autonomy on the program, Plurial Novilia approached the company Timo Leukefeld GmbH. Specializing in the integration of renewable energies in construction, the firm applied its “energy compass” approach to the NoviliaSun© project to set a precise energy course and identify concrete levers to achieve the expected level of autonomy.

In the case of NoviliaSun©, the reflection turned in particular towards an architecture aiming to use solar energy actively as well as passively, with the support of intelligently controlled components and equipment. The work carried out also had the objective of guaranteeing as much independence as possible in terms of purchasing energy, with a view to controlling costs as best as possible and therefore being able to frame the imagined “controlled rent charges”.

This work also makes it possible to include NoviliaSun© in a “High-Low Tech” approach, that is to say which puts cutting-edge technologies at the service of better energy management – ​​with, consequently, a limited environmental impact. Plurial Novilia thus confirms its desire to anticipate future legislative constraints that the European Union will undoubtedly impose on the sector in the coming years.
