The Saussaie residence, in Thiais (Val-de-Marne), has just undergone an energy renovation which brings its tenants more comfort and the satisfaction of living in a building with a revitalized and more contemporary appearance.
Owned by the Ile-de-France social landlord Immobilière du Moulin Vert (SAIMV), this R + 4 building houses sixty housing units served by four stairwells. Built in the 1960s in natural stone, it has already benefited from the replacement of its exterior joinery, but no insulation of the facade walls has been carried out. It has an energy label E (consumption of 231 to 330 kWh / m2 year). The objective is to reach level C (91 to 150 kWh / m2 year).
Ambitious energy target
This intervention is carried out as part of a plan launched in 2014 by this social enterprise for housing. “The objective was to bring our entire stock of 9 housing units to the C energy label,” explains Pierre Bainson, asset and proximity manager at SAIMV. The goal is now 000% achieved ”.
The work program includes the realization of thermal insulation from the outside, the replacement of individual water heaters by connection to the collective boiler room and the repair of ventilation systems in the homes.
A subtle play of tones
Project management of the operation is entrusted to ECI Management, headed by Alexandrin Chorao. To give a more contemporary image to the building, the architect proposes to achieve an external thermal insulation coated with a smooth light beige plaster. The windows are underlined by frames in folded lacquered aluminum sheet in gray or, randomly, red. "These colored dots come to energize the facade", exhibits Alexandrin Chorao. The facades of the entrance halls, in recess, are marked by a gray color which extends onto the base, itself separated from the beige plaster by a wide white band.
Start-up assistance
When it is awarded the facade lot, the company FPRS Maillard turns to Sto, its favorite supplier, to help it choose the most suitable products. The solutions recommended by the Sto account manager are the ITE StoTherm Mineral 1 with tinted Stolit K1 finish (reference 31437) for common parts and the StoVentec R cladding system with Stolit Milano sanded finish to concrete look for entrance halls.
Before starting the work, pullout tests on the stone are carried out in order to choose the anchors best suited to this support.
Witnesses of the two types of coatings are produced and validated by the architect. Work can then begin, with the assistance of a Sto technician. The operation is carried out in two installments, first half of a building on both sides and then the other half to inconvenience the tenants of the through housing as long as possible.
Concrete look plaster
The 140 mm thick rock wool panels of the ITE are wedged and pegged to the facade wall. The StoLevell Uni white base plaster is laid manually, with a float, and a fiberglass frame is laid in this plaster. Stolit K1 tinted siding plaster is then applied with a float finish. The existing guardrails, which have been preserved, were removed before the construction of the ITE and their fixing brackets extended before reattaching them to the facade.
The cladding of the overhangs of the entrance halls is carried out using ventilated StoVentec R cladding. The panels of expanded glass beads supporting the plaster are fixed to a vertical wooden herringbone frame, themselves pegged directly to the support. concrete. After their installation, the panels receive a thin underlayment based on an organic or inorganic binder, reinforced with a fiberglass mesh. The finish is provided by a coating with the appearance of concrete. This is Stolit Milano, applied with a spatula in several stages, like a stucco. First, a layer of Stolit K1 is applied. After drying, the Stolit Milano plaster is in turn applied by scraping lightly in all directions. The following days, when the surface is completely dry, we proceed to sanding.
Tenants are now satisfied. They live in a building with more contemporary facades and they will see their heating costs reduced. As for the architect, he believes he has succeeded in creating an aesthetic and efficient facade for a limited budget: “We have standardized the facade, which has many bays while
energizing with the window frames in relief and randomly colored red. All with relatively few resources. "
