Main indicators of the new housing market in Ile-de-France in the 2nd quarter of 2022

Based on this quantitative analysis covering the period from April to June 2022, four trends reflect the current context of the new housing market in Ile-de-France:

After a good start to 2022, sales of new homes in Ile-de-France are stable this quarter. On the other hand, over one year, the trend is upwards and the region recorded an 18% growth in transactions (7.465 units, of which 96% in collective). At the departmental level, Paris (-10%), Seine-Saint-Denis (-20%) and Essonne (-33%) saw their volume of transactions decrease, while volumes were stable in Seine-et- Marne. The rest of the departments recorded increases of between 15% (Hauts-de-Seine) and more than 100% (Val-de-Marne). In terms of volume, more than a third of homes were sold in Hauts-de-Seine and Val-de-Marne.

New property development is not weakening (+17%) and once again exceeds the threshold of 10.000 new homes. The number of new homes fell slightly compared to the previous quarter and represents 4% of total listings. As with sales, Val-de-Marne stands out with an increase in lettings of nearly 90% over one year and the highest volume in the region (2.250 units). Conversely, Essonne attracted fewer developers than in the 2nd quarter of 2021 and garnered the lowest volume of listings after Paris.

Mechanically, the stock of available housing is increasing and reached 30.541 units as of June 30, 2022 (+53%). Val-de-Marne (>100%) followed by Val-d'Oise (+62%) and Hauts-de-Seine (+54%) experienced the most significant increases in stock prices. The stock of new homes continues to grow: 1.415 new homes are available at the end of the 2nd quarter of 2022, i.e. twice as many as in the 2nd quarter of 2021.

Over one year, the average price of a new apartment in Ile-de-France increased by 4,3% and reached €6.053/m². All of the Ile-de-France departments recorded a price increase, but in highly variable proportions, between +1,5% in Yvelines and +12,5% ​​in Val-d'Oise. In value, Paris (€14.408/m²) remains the most expensive territory while Seine-et-Marne (€4.466/m²) followed by Essonne (€4.618/m²) show the most affordable prices for new buildings . At the municipal level, the average price in the towns bordering the capital continues to soar and exceeds the price of certain Parisian districts such as Saint-Mandé (14.591 €/m²), Levallois-Perret (13.115 €/m²) , Boulogne-Billancourt (€12.792/m²) and Charenton-le-Pont (€11.867/m²).
