This block was developed by Linkcity for the CDC Habitat group at the heart of the Quai 22 urban project in Saint-André-Lez-Lille on the banks of the Deûle. Lot H contributes, on its scale, to meeting the needs of the territory in terms of diversity of housing. This program is made up of 122 social and intermediate rental housing units, with 3 business premises.
A virtuous real estate complex, part of which is made entirely of wood
Lot H, designed by the architecture and landscaping agency Leclercq Associés, consists of 122 dwellings ranging from T2 to T5, the vast majority of which are dual-aspect or dual-aspect and each benefiting from an exterior (terrace, balcony, loggia). The program includes:
- 42 social rental housing units;
- 80 intermediate rental units;
- 3 commercial or activity units on the ground floor overlooking the Deûle or rue Gisèle Halimi.
The accommodations will benefit from a very pleasant setting, as they are located near the future Quai 22 park (approximately one hectare) and facing the Deûle. The views from the accommodations are turned towards nature, even in the heart of the block thanks to a large landscaped slab. The latter will be a vector for biodiversity.
In accordance with the CSR commitments of Linkcity and the CDC Habitat group, lot H limits its environmental impact thanks in particular to the use of bio-sourced materials and innovative processes to limit energy consumption.
This project therefore stands out in particular thanks to:
- 8 T4 duplex accommodations made entirely of wood (structure and facades)
- A hybrid heating system for intermediate rental accommodation: the vast majority of the time, heating and domestic hot water will be provided by heat pumps, and a collective gas boiler room will take over during very cold spells.
This operation also benefits from the support of the Re-employment Booster[1] (collective action program whose objective is to increase reuse in construction).
The work, which began at the beginning of the year, is being carried out by Bouygues teams

Quai 22: a family neighborhood between city and nature
Located at kilometer 22 of the Deûle, this development project offers new life to a former industrial wasteland.
At a time of functional diversity, Quai 22 brings together nature and the city with housing for all (families, young people, seniors, people with disabilities, etc.), shops and offices. It is a lively place, ideal for relaxation and walks in the park or along the water.
Quai 22 favours soft modes of transport with high-quality paths dedicated to cyclists and pedestrians. It constitutes a major stage of the route of the future Deûle promenade, developed by the European Metropolis of Lille.
The attention paid to public spaces and central places gives the neighborhood its personality.

The CDC Habitat group: a particularly committed player in Quai 22
With nearly 200 homes acquired on the scale of the urban project, the Group is a major player in Quai 22. Through this commitment, CDC Habitat contributes to:
Expand the residential route proposed on a city and metropolitan scale with social rental housing (LLS), intermediate rental housing (LLI), contractual affordable housing (LAC);
- Allow for real programmatic diversity;
- Encourage the development of housing that reduces its environmental footprint through its design, construction and operation.
With lot H, the Group is investing for the first time in the North in a program including social rental housing since its social approval in October 2023.
