This residential complex made up of 481 new homes, including 116 in Bail Réel Solidaire (BRS), is located in the heart of the Pleyel district in Saint-Denis (93). With work scheduled to start this year, the first deliveries will take place in 2027.
A new model of urban diversity
The Groupement Les Lumières Pleyel mobilizes the Bail Réel Solidaire (BRS) system to facilitate access to new apartment ownership - from simple studios to 5-room duplexes with balconies, terraces or winter gardens - for households meeting certain criteria specific income.
Resulting from the ALUR Law, the BRS makes it possible to dissociate land and buildings, in order to very significantly reduce the cost of home ownership. Subject to means testing, households buy the walls of their property. As for the land, it remains the property of a solidarity land organization (OFS) approved by the State, to which the purchaser pays a monthly fee.
Of the 481 housing units in the real estate program, 116 are marketed under the BRS system, i.e. to date the largest real estate program of this type in Île-de-France since the introduction of the BRS in 2016. In addition to the BRS, the program offers 247 free-to-use housing units, 74 social housing units and 44 intermediate rental units which will be sold to the social landlord Plaine Commune Habitat.
The new "Les Lumières Pleyel" district will benefit from all the infrastructures to come as part of the Grand Paris Express and the Paris 2024 Olympic and Paralympic Games. Bordering Saint-Ouen and Île Saint Denis, the "Les Lumières Pleyel” will become the second busiest hub in Île-de-France with eventually four new metro lines (14, 15, 16 and 17) and interconnections with line 13 and RER D.
With a total area of 40.000 m² for the first phase, Les Lumières Pleyel, winner in 2017 of the first edition of Inventons la Métropole du Grand Paris, is a mixed program composed of 481 housing units (8 buildings of 12 to 17 floors) , offices, shops and a crèche. Considered as one of the most emblematic projects of Greater Paris due to its location, its design and its scale, hanging gardens draw a "green wave", a veritable green setting around the buildings.
