
The ceremony took place in the presence of Mathieu Hanotin, President of Plaine Commune and Mayor of Saint-Denis, Adrien Delacroix, President of Plaine Commune Habitat, Deputy Mayor of Saint-Denis in charge of urban planning and sustainable development, and Gildas Maguer, Director General of SEM Plaine Commune Développement.
The delivery of the first housing units should take place in 2027.
Start of work on the first phase: 189 housing units
Winner in 2017 of the first edition of Inventons la Métropole du Grand Paris, the Groupement Les Lumières Pleyel, led by Sogelym Dixence, has kicked off work on "Méta Ilot Sud-Ouest (MISMO)". This is the first phase of the "Les Lumières Pleyel" program, an ambitious residential operation in terms of its location, design and scale, led by Sogelym Dixence, Crédit Agricole Immobilier, Européquipements and Aire Nouvelle. Located in the new Gare Saint-Denis Pleyel district, this first program includes:
- 189 apartments from studios to 5-room duplexes, with balconies, terraces with unobstructed views of the Ile-de-France region, spread over 3 buildings
- Of the 189 dwellings: 115 are open-access and 74 are social housing
- 1.194 m2 are dedicated to shops and services including a nursery and a restaurant
- 129 parking spaces on two underground levels will be accessible to residents

"Les Lumières Pleyel" was entirely designed, developed and revitalized as part of the renewal of the Pleyel district driven by the legacy of the Olympic Games. The real estate operation is located near many educational infrastructures - the new Lili-Boulanger school group will be delivered at the start of the 2025 school year - sports and cultural facilities.
In terms of transport, the project benefits from a prime location as it is located a few meters from the recent Saint-Denis Pleyel station. This new hub, one of the most important of the Grand Paris Express, already includes metro line 14 and, in the long term, three other new lines (15, 16 and 17) as well as an interconnection with metro line 13 and the RER D.
Urban heat network, reuse, biosolar roof, and creation of a public park
Designed by the architectural firms Ateliers 234 Snøhetta and the landscaper Mugo, the first tranche of "MISMO" housing in the program gives special importance to vegetation at height by installing hanging gardens and the roofs of two buildings converted into green terraces for residents. The whole will be part of the continuity of a future public park.
In addition, one of the three buildings in the "MISMO" program will be equipped with a biosolar roof, a technique that consists of combining the benefits of vegetation and photovoltaic panels on the same surface. This system designed by Aire Nouvelle, in collaboration with Plaine Commune Energie, improves the production of renewable energy and reduces heat islands, a phenomenon due to global warming and urban density.
In addition, these buildings will benefit from the extension of the SMIREC urban heating network to the Pleyel district. This network, exemplary in terms of energy transition, is based on a combination of renewable sources, with 68% of its energy coming mainly from geothermal energy and biomass.
Furthermore, the first phase will use materials from reuse with the aim of building sustainable, low-carbon real estate.
115 housing units in Real Solidarity Lease in the second phase
In an effort to make housing accessible to all, the second phase of the program, called "MISME", of 292 housing units spread over 5 buildings, includes 115 housing units in Real Solidarity Lease (BRS) – one of the largest BRS operations in France. Real Solidarity Lease is a system that allows low-income households that meet specific income criteria to become owners at an affordable cost. Intermediate rental housing (LLI) will also be offered in order to diversify the offer.
Successful commercial launch
With 30 homes sold in 32 months out of the 68 lots put up for sale since 2023, Crédit Agricole Immobilier has successfully launched this operation.
Crédit Agricole Immobilier aims to offer a residential experience to the widest range of customers in a pleasant and dynamic living environment: the average price of the apartments reserved is €6200/m2 for an average surface area of 66 m2.
