
First operation of Léon Grosse Immobilier in the Lyon metropolitan area, this mixed project concerns the construction of new offices, housing and various services.
Established in Bron for 55 years, Léon Grosse, a diversified construction group specializing in construction, energy transition solutions and real estate, has just unveiled this construction project which will notably house the new premises of its Regional Department, operational in summer 2024. This will be the Group's third largest location, after Île-de-France and the historic headquarters in Aix-Les-Bains.
This eco-designed project mobilizes the expertise of the three divisions of the Group (Construction, Solutions and Real Estate). It contributes to the acceleration of the development of its activity in the Auvergne-Rhône-Alpes region and the consolidation of its territorial anchoring in Bron.
Focused on the well-being of its future occupants and concerned about energy performance, Léon Grosse Immobilier is enhancing this former tertiary site by transforming it, in a quality landscaped environment, into a project that brings together:
- 5.100 m2 of offices
- 70 home ownership units
- 15 social rental units
- 2 service or commercial premises at the foot of the building
- 230 parking
“Le 8ème Chemin”, a demonstration of Léon Grosse’s know-how and commitments
Thanks to the integration of geothermal energy, housing and offices will be supplied by a renewable heat network, which will cover more than 80% of the site's heating needs. The operation will also benefit from renewable electricity produced on site by photovoltaic panels, with nearly 1.800 m2 of shadehouses. These solutions make it possible to guarantee an energy price over long periods at a competitive level.
In terms of environmental impact, Léon Grosse has chosen to exceed construction standards, by experimenting with its partner VICAT, the only French cement manufacturer, a very low-carbon concrete (using the CARAT binder), allowing a reduction of almost 90% of its carbon footprint. Le 8ème Chemin is the first large-scale use of this innovative solution on office buildings in France.
In addition, the company designed the work in a logic of circular economy to promote the reuse of a certain number of materials through cleaning, thus recovering 13 tons of materials.
In line with the Group's ambitious CSR values and commitments, for the benefit of future residents and employees, all these approaches will have a leverage effect that will make it possible to better respond to the various climate challenges.
By adapting this project around these environmental ambitions, the operation aims to free itself from dependence on fossil fuels, without compromising on the level of comfort of users and the aesthetics of the project.
