At the heart of a district in full urban renewal, the “Le Contrepoint” program will accommodate around 60 housing units, including 50 in Cooperative Accession eligible for the participatory housing scheme and 10 in Bail Réel Solidaire (BRS). Participatory housing, or co-constructing one's habitat
Composed, in the long term, of approximately 60 housing units, 50 of which are eligible for participatory housing, the "Le Contrepoint" residence was born from the desire to involve future residents in the design of their living space. imoja, in conjunction with the architecture studio TLPA, offers a co-design approach to housing.
“Within the limits of the occupation of these predefined spaces and volumes, we will design each dwelling with its future inhabitants. We meet them in individual appointments, for about two hours, for the cutting/drawing of their accommodation. » explains Tristan la Prairie, urban architect. “Less than 25% of French people live in a family of 4 with parents and children, so the usual typologies do not really reflect the diversity of the inhabitants. This method will allow buyers to size their accommodation freely, whereas the usual method predefine typologies with standardized surfaces (a T2 is 45m2, a T3 65, and a T4 85…)”.
The future neighbors will also be able to imagine together the common spaces that resemble them, through quarterly meetings (site visits, participatory workshops), organized until the end of the work.
HQE** certified construction
On the architectural side, the TLPA workshop imagined the residence as a vertical village, on 6 levels. The architect wants to give pride of place to wood, by choosing an innovative construction system consisting of cladding and a wooden structure. Access to the accommodation will be via exterior passageways, giving independence and privacy to each apartment. Wooden and straw houses will be erected on the roof and will crown the residence. A place of life entirely turned towards the heart of an island accessible to all, which will give way to vegetation, embellished with pedestrian paths. Labeled High Environmental Quality, the residence will benefit from a level of energy performance higher than the "RE2020" regulations (target level: E3C2) and from level 1 of the biosourced building label (quality thermal insulation, photovoltaic panels, collective wood-fired boiler room more thrifty…).
Enabling home ownership for as many people as possible
“imoja is very invested in its mission of social utility, defending the idea that everyone, whatever their income, can claim their “first home”. Home ownership is fully integrated into this mission” emphasizes Franck Gauthier, Aiguillon du Morbihan regional director.
“Le Contrepoint” offers around sixty housing units entirely intended for main residence, in Cooperative Accession and in Bail Réel Solidaire (BRS), purchase assistance schemes, addressed to means-tested households.
- Cooperative Accession is a home ownership scheme for households within certain resource limits. This system makes it possible to benefit from a controlled sale price (with 20% VAT), as well as additional guarantees from the cooperatives to secure the purchase.
- The Real Solidarity Lease aims to facilitate access to property for all, in order to allow as many people as possible to become owners. The buyer owns his home and pays a monthly fee to an Organism Foncier Solidaire (OFS) for the land part (the land) on which the residence is built.
