Inspiratio: an ambitious specification that is coming to fruition

Designed to anticipate uses and limit environmental impact, INSPIRATIO illustrates AVENTIM's ambition: to build less but better, by integrating a long-term vision on operation, modularity and energy performance. Recently labeled B Corp, the developer has created an exemplary living space in terms of well-being and ecology and has implemented model construction management. The end of the construction site is scheduled for June 2025.

Strong environmental choices

The INSPIRATIO project is based on 3 fundamental axes: the circular economy, low-carbon construction, and the preservation of resources. With this in mind, the use of low-carbon concrete, insulation with bio-sourced materials and materials from the circular economy, resulting from deconstruction and reused both on-site and off-site, were favored.

Particular attention was paid to energy efficiency with photovoltaic production on the roof. Resource savings were ensured by the reuse of rainwater for toilets and watering, then local partnerships in the management of the site.

Usage and well-being at the heart of the project

Well-being, good living and uses have been placed at the heart of AVENTIM's thinking with the treatment of natural light through full-height openings for bright and pleasant spaces, the creation of private terraces for each user, generous bicycle rooms to support soft mobility, changing rooms and showers, and a high degree of divisibility of the floors and the building. The preservation of biodiversity is also present in the project with an enrichment of the plant environment and work on the creation of a reception area with local species.

This consideration of the uses and well-being of users makes INSPIRATIO a true figurehead of the development desired by Bordeaux Métropole in the Bordeaux INNOCAMPUS territory.

A committed, low-carbon building

A committed and responsible building, the INSPIRATIO project is an urban recycling project that transformed two existing dilapidated sites into a unique, low-carbon building. With its 5.740m2 on R+4, this building will offer its future users bright, green workspaces that promote well-being and have a limited environmental impact. Designed by the TLF Architectes firm, it aims for BREEAM Very Good certification.

Site status report:

• Covered enclosure completed, watertight and airtight reached by the end of 2024
• Interior work in progress (networks, false floors, false ceilings)
• Delivery expected in June 2025
• R+2 already acquired by MAIF
• R+3 and R+4 currently being marketed (divisible into lots, for rental or purchase)

Some numbers:

• 72,4 T of materials reused thanks to the installation of a temporary recycling center on site
• 33 T of CO2 eq saved through reuse.
• 1.553 T of waste generated → 98% material recovery.
• 89 T of CO2 avoided.
