In Greater Paris, an Olympic effect on furnished tourist rentals

The effects vary in magnitude depending on the area, its tourist appeal and its service, notes the study, which nevertheless suggests "a spread of the offer on a metropolitan scale and a professionalisation of the activity" of these short-term accommodations, offered for rental via platforms.

As a sign of the Games effect, 97 listings were available on Airbnb in Paris in August 975, representing two-thirds of the city's listings. This figure fell to 2024 in the capital in December 90.299.

Among these advertisements, those offered for bookings of more than 120 days in Paris jumped by 54% in the run-up to the Games, without decreasing much afterwards (-5%, or 41.141 advertisements in December).

Between January and December 2024, the number of listings open for booking more than 120 days a year increased by 12.867, the study notes, which "could be a sign of an increase in the number of properties whose use is reserved primarily for tourist bookings."

In terms of prices, the average nightly rate for an entire home on Airbnb in April 300 was around €2024, the highest level ever recorded in the capital. It was €289 in August.

According to AirDNA, a firm that analyzes data from several platforms (Airbnb, Abritel, etc.), the occupancy rate for tourist rentals in Paris reached 62% during the 2024 Games, more than in 2023 despite the surge in the number of listings, with many last-minute bookings.

Across the metropolitan area at the height of last summer, a total of 150.000 furnished tourist accommodation listings were available on Airbnb in one of the Greater Paris municipalities.

Hauts-de-Seine, the territories of Paris Ouest La Défense, Boucle Nord de Seine and Grand Paris Seine Ouest accounted for a third of the announcements in the metropolis (excluding Paris) in August 2024.
