In Paris, increase in rental holidays as the Olympics approach

Between September 2023 and April 2024, Adil was contacted by an average of 242 households per month regarding rental holidays given by landlords. But this figure reached 345 in March and 277 in April.

If this increase may be partly due to the establishment by Adil of a telephone line specifically dedicated to this question, it may also correspond to the deadline allowing furnished accommodation to be released before the Olympic Games (July 26-August 11 ).

Landlords can only ask their tenants to vacate their accommodation for specific reasons: to sell it, to reoccupy it themselves or for a “legitimate and serious” reason such as heavy work.

A leave of absence can only take effect on the expiry date of the lease and must be notified, for furnished accommodation, at least three months in advance, compared to six months for unfurnished accommodation.

Compared to its previous study in 2022, Adil noted an increase in leave not complying with formal conditions, from 19 to 28%. Basically, the share of leave that was invalid or suspected of being invalid also increased, from 21 to 27%.

The share of leave for resumption, that is to say to reoccupy the accommodation, increased in 2024, rising to 40% in March compared to 35% between September and April. “However, this type of leave is one of the most contentious (...) because it is impossible to verify the veracity of the recovery before the tenant leaves,” notes Adil.

The share of leave given for furnished rentals has also increased significantly in a few months, going from 29% in September 2023 to 43% in April 2024. An increase which could have a link with the Olympics, because furnished accommodation is easier to put into tourist rental and are subject to a shorter notice period.

Tenants who consulted Adil for leave were more numerous than in 2022 to occupy small accommodation, the agency putting forward, as a hypothesis to explain this change, the progressive ban on renting thermal strainers, which would push owners to sell rather than do work.
