Federations of traders and landlords agree on the monthly payment of commercial rents

The agreement aims to "generalize the monthly payment of rents", to limit significant cash outflows, and "the acceleration of the recovery of unpaid rents", according to a press release from the National Commerce Council, a government body created in 2023 which brings together trade players and public policy representatives.

It is signed by a long list of trade federations, such as the French Trade Council, the Trade Alliance, the French Franchise Federation and Procos (specialized trade).

On the owners' side, the Federation of Territorial Commerce Actors (Fact), which brings together numerous lessors and investors in commercial real estate, and the National Union of Real Estate Owners (UNPI) with more than 250.000 members are signatories.

The text “aims to promote among the members of the signatory federations and the public authorities the principles of implementing the monthly payment of rents”.

He declares himself in particular in favor of monthly payment of rent for traders who request it - against a payment most often quarterly currently - and of a capping of the amount of security deposits at three months' rent.

The monthly payment of rent is provided for by article 24 of the simplification bill, examined from Monday in the Senate.

The federations "will ensure that they support, promote and accompany the legislative changes to be initiated by the government, particularly within the framework of the bill to simplify economic life", it is added in the press release.
