As part of its strategic development, EX'IM, the diagnostic leader in France, announces the acquisition of the MyDTG solution developed by Kinaxia / Septéo Proptech. Through this acquisition, the MyDTG solution will continue to be actively developed: a unique web & mobile application, entirely dedicated to carrying out the Global Technical Diagnosis (DTG), which is aimed at all professional players in the real estate sector. : design offices, architects, surveyors, diagnosticians, etc.
This solution is currently the only one known on the market, making it possible to gain in efficiency with the delivery of DTG reports that comply with constantly changing regulations.
For Yannick Ainouche, CEO of the EX'IM group: “The Climate & Resilience law, as well as international news, are completely disrupting the construction and real estate sectors. The housing sector is undergoing a major change, in particular with the PPT which has become mandatory since January 1 for condominiums of more than 200 lots and over 15 years old. For EX'IM, it is important to support all players in the sector and not to allow the MyDTG solution, which was created and marketed by Kinaxia / Septéo, to disappear. This technical solution is indeed the best on the market; it responds exactly to our legal environment as well as to the expectations of our Syndics de copropriétés clients. It also means offering a safe and ultra-mobile working environment. At EX'IM we have always been keen to provide all diagnosticians with the most comprehensive tools to improve efficiency and quality. Our job requires us, today, more than ever, to establish all our reports with accuracy and in strict compliance with the regulatory schedule imposed by the public authorities. »
MyDTG: an effective web & mobile app that will be open to all real estate professionals: architects, surveyors, diagnosticians!
The DTG is a sought-after service which is part of a specific regulatory framework and which is in line with the obligation to implement the Multiannual Works Plan for condominiums. Easy to use, MyDTG makes it very easy to generate a didactic DTG report in one click and guaranteed to be 100% compliant with the Construction and Housing Code.
The application consists of 2 spaces:
- The Manager space: with a back-office space that allows you to manage your on-site appointment, centralize data, manage the different users or even create report validation cycles.
- The Field space: the professional can qualify the pathologies directly on site, access a checklist of DTG stages, take photos and format them directly in the dedicated sections.
The application is accessible on tablet and smartphone but also in web version for desktop use. Offline mode is possible (for underground work, for example) and voice input for filling in fields is also available.
Reminder: the regulatory context is changing in 2023 and the first concerned are co-ownerships with more than 200 lots and more than 15 years old; January 1, 2024 condominiums with more than 51 lots; January 1, 2025 all condominiums in France (1 million)
In which situations does DTG become mandatory?
- At the request of the general meeting of co-owners who can decide by simple majority to have a DTG carried out
- To exempt the syndicate of co-owners from setting up a multi-year work plan (PPT) (provided that this DTG shows that there is no need for work during the 10 years following its development)
- For a building more than 10 years old which is the subject of a joint ownership.
- When the building presents disorders (for example, the building is unsanitary or in danger)
- To check the state of good use and safety of the common areas
Which professionals can do this?
- Design offices
- Architects
- Surveyors
- Diagnostics
